ASSOCIATE ASSET & INVESTMENT MANAGER
Founded in 1994 our client has been a pioneer in connecting aspects of retail and leisure assets across Europe, while committing to sustainability. In 2012 they opened a Shopping Resort in Spain with a GLA of over 200,000 sqm, as Europe’s largest retail destination with nearly 20 million guests each year. The asset has been awarded “Best new shopping and leisure centre in the world” at the Mapic awards 2013. Since then, our client has expanded into more European markets, including Portugal, Italy, UK and Germany.
 
About the job

The position is for a member of the Retail Operations Team. Working with the other members of the Retail Operations Team and the Country Teams, the candidate will lead the reporting and analysis function for the assets under management. Additionally, the candidate will lead business reporting and analysis projects.
The candidate will provide a coordination and support role to the Country Teams and coach and mentor employees in the collective delivery of a Company standard.
Key Roles/Responsibilities:

Asset Management and Reporting

  • Organises and coordinates the delivery of asset financial and KPI performance reporting and analysis, sets and monitors quality standards
  • Develops and analyses budgets and financial information for the assets under management
  • Coordinates the preparation of Business Plans (yearly)
  • Leads the preparation and coordination of quarterly financial reporting and monthly financial reporting
  • Analysis of leasing operations
  • Monitoring and analysis of tenant debt and discount petitions
  • Monitoring the reconciliation and reporting of cash flows
  • Monitoring the reconciliation of asset bank accounts
  • Coordination of capex monitoring and reporting
  • Coordinates and manages the processes and procedures of flow of information from the different Country Teams to stakeholders
  • Regularly and efficiently communicates with all parties involved in a project
  • Oversees financial reporting to investors and lenders
  • Monitoring and analysis of external valuations
  • Develops the processes, procedures and formats for the external service providers in charge of invoicing, rent statements service charge, insurance, rent collection, etc.
  • Develops the leasing reporting processes for leasing legal and the leasing agents
  • Analyses the terms of lease agreements and necessary legal documents and reports status compared to business plans
  • Coordinates financial analysis to support lease and capex recommendations
  • Aggregates a full lifecycle financial analysis for projects/assets in the portfolio to a presentational standard
Financing Reporting and Compliance
  • Develops modelling and reporting in the financing or re-financing process of assets under management
  • Monitoring compliance with financing terms and conditions
Performance Analysis
  • Monitoring and reporting of asset KPIs
  • Analysis of asset KPIs including parking, footfall, retail sales, area apportionment, catchment area, etc.
  • Benchmarking performance analysis of assets
Experience:
  • Understanding of retail led real estate, with a proven track record of successful retail real estate management or development
  • Minimum 3 years’ experience in relevant organisation (REITS, PE funds, etc.)
Education:
  • A minimum of a Bachelor’s degree in Finance, Accounting, Business, or Real Estate is required, but possessing a Masters degree or MBA is an added advantage
Other:
  • Current knowledge of industry trends in real estate and development, and a natural desire to understand specific market characteristics; experience of commercial real estate analysis/asset management experience with an emphasis in Germany retail
  • IT skills: Advanced knowledge of Microsoft Office software, including Word, Excel, PowerPoint, and Outlook required together with other Business and Real Estate software platforms
  • Knowledge and experience of data analytics and associated technologies
  • Entrepreneurial spirit: the role requires the candidate to be entrepreneurial with many of the activities involved, such as negotiations, approvals and analysis, requiring that risks be analysed and forecasts made
  • Strong analytical skills
  • Communication skills: strong verbal, presentation and written communication skills
  • Interpersonal skills required for establishing and building and maintaining relationship with relevant parties (management, investors, property managers, etc.)
  • Strong organisational skills to effectively coordinate and manage multiple assignments, as well as prioritise tasks and efforts
