As an Asset Manager at M7, you will play an active role in the success of our strategy and portfolio performance.

Working at M7:

M7 is a European real estate investment management firm, with a total of €5bn assets under management. We specialise in urban and last-mile logistics, leveraging local expertise and active asset management to maximise performance. These strategically located assets help occupiers reduce delivery times, lower emissions and respond quickly to consumer needs.

We take a value-oriented investment philosophy combined with a hands-on asset management platform. From acquisition through to ongoing operations, we create spaces that maximise value and meet the evolving needs of occupiers.

Our culture is open, fast moving and performance driven, with a team focused approach that keeps work rewarding and fun. We are a collaborative organisation with 135 employees across the UK and Europe. At M7, we know it is the efforts of our teams across all offices that make our success possible, so we provide a generous total rewards package and support for our employees' wellbeing, growth and work-life balance.

Your ownership and deliverables:

  • With your own portfolio of office and industrial assets, you will have the opportunity to identify, develop and implement strategies that actively drive an increase in asset value, all while keeping occupier experience front of mind.
  • You will have the ownership and responsibility of formulating and implementing an annual business plan for each asset.
  • Lead asset performance activities, including lettings, lease renewals and expiries, maximum rent collection and reviews, and reducing voids or shortfalls.
  • Implement and oversee refurbishment and repositioning projects, carrying out inspections and driving follow-up actions such as repair or occupation.
  • Ensure strong financial and compliance oversight, including service charge budgets, invoice approvals and Health & Safety.
  • Build and manage strong relationships with third party partners such as letting agents, solicitors, property managers and building surveyors.
  • Produce clear, commercially grounded financial appraisals to assess the viability of capex projects.
  • Ensure complete accuracy of tenancy data across the full asset lifecycle, from onboarding through to disposal.
  • Visit assets regularly to stay close to performance and occupier experience.

The essentials you will bring to the role:

  • Member of the Royal Institution of Chartered Surveyors (MRICS).
  • Experience managing regional office assets and either multi-let industrial or logistics assets.
  • Strong commercial acumen with strong analytical, numerical and reporting skills.
  • Confident communicator and negotiator, able to influence stakeholders and produce clear reports for senior colleagues and/or clients.
  • Good working knowledge of Landlord and Tenant legislation including dilapidations and an understanding of Permitted Development and redevelopment legislation.
  • Competent MS Office user with excellent accuracy and attention to detail.
  • Highly motivated, professional and dedicated in approach.

What you will get from us:

  • Health and wellbeing: private medical insurance with Aviva, including online GP, wellbeing app and discounted gym access.
  • Keeping you covered: critical illness cover with a lump sum payment of x2 your salary, plus cover for your children, and life assurance paid at 4x your salary.
  • Pension: a non-contributory 8% employer pension contribution with access to a pension adviser.
  • Maternity and parental: enhanced maternity paid at the equivalent of 6 months salary and paternity leave of 8 weeks at full pay.
  • Leave entitlements: 25 days of annual leave, plus 2 volunteering days available.
  • Discretionary bonus: linked to individual and company performance.
  • Perkbox access: free and confidential helpline, free fitness classes, supermarket savings and everyday discounts.
