An exciting opportunity has arisen for an experienced Commercial Property Manager to take ownership of a growing and diverse commercial property portfolio. This role is focused on driving commercial performance, optimising existing assets, and supporting expansion through new retail and drive-thru developments. You will play a key role in shaping the future property strategy, working closely with internal teams and external partners to deliver both operational excellence and long-term growth.
Key Responsibilities
- Property Portfolio Management
- Manage the day-to-day performance of a varied commercial property portfolio, including retail parks, standalone stores, and drive-thru locations
- Maintain accurate records of leases, key dates, and obligations
- Review asset performance and identify opportunities to enhance value and returns
- Leases & Commercial Management
- Lead lease negotiations, renewals, and rent reviews
- Oversee service charges, business rates, and wider property costs
- Ensure full compliance with lease terms and minimise risk
- Stakeholder & Relationship Management
- Act as the key contact for landlords, tenants, and managing agents
- Build strong working relationships to support effective negotiation and issue resolution
- Oversee tenant relationships within owned retail assets
- Occupancy & Income Optimisation
- Manage vacant units and support leasing activity
- Work with external agents to market and secure tenants
- Drive initiatives to maximise occupancy and income
- Site Acquisition & Development
- Proactively identify and assess new development opportunities (retail parks and drive-thru locations)
- Evaluate sites based on planning, access, servicing, and commercial viability
- Support acquisitions and legal processes through to completion
- Partnership & Development Support
- Collaborate with internal teams to deliver development projects aligned to partner requirements
- Ensure property opportunities align with broader commercial objectives
- Translate development requirements into deliverable proposals
- External Consultant Management
- Work with solicitors, surveyors, agents, and planning consultants
- Support property transactions including acquisitions, disposals, and lease agreements
- Strategic Growth
- Contribute to property strategy, including acquisitions and disposals
- Support long-term development planning
- Provide input into appraisals and commercial scenario modelling
- Internal Collaboration
- Work cross-functionally with operational and property teams
- Provide expert guidance on property matters to support decision-making
About You
We are looking for a commercially minded property professional with strong experience in managing and growing a commercial portfolio.
Essential:
- Proven experience in commercial property, estates, or asset management
- Strong understanding of leases, rent reviews, and property law fundamentals
- Experience managing multi-site commercial portfolios (retail experience preferred)
- Knowledge of the Scottish property market
- Excellent negotiation and communication skills
- Strong organisational skills and attention to detail
- Full UK driving licence
Desirable:
- Experience within retail or hospitality environments
- Background in site finding, development land, or acquisitions
- Professional qualification (e.g., RICS) or working towards
