We are seeking an experienced Property Lawyer with New Build experience to join our team in Cardiff. This role is ideal for someone with a strong background in conveyancing, particularly in New Build transactions, and experience managing their own caseload. If you're looking for a hybrid working environment with the opportunity to earn an uncapped bonus, this could be the perfect role for you!
Key Responsibilities
- Manage an average caseload of 50 files, covering all stages of the conveyancing process from instruction through to completion.
- Manage the full conveyancing cycle: From taking instructions, preparing and submitting legal documents (contracts, letters, Land Registry and HMRC forms), title checking and raising enquiries, reporting to clients and mortgage lenders, to handling exchange and completion.
- Act for purchasers of new build homes, predominantly dealing with multiple plots on the same development, but may also handle stand-alone new build purchases along with related sale transactions.
- Liaise with Developers, providing them with regular updates and meeting exchange deadlines.
- Carry out Land Registry and conveyancing searches, ensuring all documentation and funds are in place to facilitate exchange and completion.
- Manage file closures, submit HMLR applications, and maintain accurate ledgers.
- Ensure files are kept fully up-to-date and meet regulatory requirements.
- Liaise with clients, colleagues and third parties to ensure smooth progression of all matters.

Skills & Experience Required
- Qualifications: Law Degree, LPC, or qualification as a Licensed Conveyancer, Solicitor, or FCILEX preferred but not essential.
