About the Company
An established and growing multidisciplinary consultancy is looking to appoint a Project Director to play a key role in the continued expansion of its Manchester operations. Following significant investment and ambitious growth plans across the UK, the business is developing its Building Surveying capability in Manchester.
This is a senior appointment with the opportunity to help shape and grow the service, build a team and establish the consultancy as a leading Building Surveying offering in the North West. The consultancy works with a diverse portfolio of public and private sector clients across commercial, public sector, institutional and wider property portfolios. This role would suit an experienced Building Surveyor who wants to combine technical delivery, client leadership, team development and business growth within an expanding consultancy.
The Role
As Project Director, you will take a senior role within the Building Surveying function, leading key client instructions while supporting the development and growth of the Manchester team. You will be responsible for overseeing a broad range of professional and project-based Building Surveying services, ensuring a high standard of technical delivery across the team. A key part of the position will be developing existing client relationships, identifying new opportunities and helping to build the Building Surveying team as workload increases. The position offers considerable autonomy and the opportunity to have a genuine influence on the direction and development of the service.
Key Responsibilities
- Lead the delivery of professional and project-based Building Surveying services across a diverse client portfolio.
- Take responsibility for key client relationships and act as a senior point of contact for Building Surveying commissions.
- Lead and oversee building surveys, condition surveys, PPM surveys and technical due diligence instructions.
- Provide senior technical advice on building pathology, defects, remedial works and property maintenance strategies.
- Oversee the preparation of Schedules of Condition, Schedules of Dilapidations and Reinstatement Cost Assessments.
- Lead refurbishment, maintenance, repair and insurance reinstatement projects from initial brief through to completion.
- Undertake and oversee Contract Administrator and Employer's Agent appointments.
- Provide senior oversight on projects administered under JCT and other relevant UK forms of contract.
- Review specifications, schedules of work, tender documentation and technical reports produced by the team.
- Advise clients on Building Regulations, statutory compliance, CDM Regulations and wider property-related requirements.
- Provide strategic advice to clients on feasibility, project scoping, technical due diligence and property investment decisions.
- Manage multiple projects and professional instructions while ensuring commercial and technical performance.
- Develop and maintain relationships with existing clients while identifying opportunities to expand the consultancy's Building Surveying offering.
- Support business development activities, including proposals, tenders, presentations and client meetings.
- Help establish and grow the Manchester Building Surveying team, including recruitment, mentoring and development of staff.
- Provide technical leadership and support the development of consistent standards and processes across the Building Surveying function.
- Work closely with Project Management, Cost Management and other disciplines to identify cross-selling opportunities and provide an integrated service to clients.
- Contribute to the wider strategic growth of the consultancy's UK business.
Experience & Qualifications
- MRICS Chartered status with the Royal Institution of Chartered Surveyors.
- Degree in Building Surveying or a related construction/property discipline.
- Significant experience within a Building Surveying consultancy or multidisciplinary professional environment.
- Strong track record delivering both professional and project-based Building Surveying services.
- Experience managing significant client relationships and acting as a trusted technical advisor.
- Strong technical knowledge of construction, building pathology and refurbishment projects.
- Extensive experience with condition surveys, PPM, technical due diligence, dilapidations and schedules of condition.
- Strong Contract Administration experience with a good working knowledge of JCT contracts.
- Experience leading refurbishment, maintenance and reinstatement projects.
- Strong understanding of UK Building Regulations, CDM Regulations and relevant statutory requirements.
- Commercial awareness with the ability to manage fees, resources and project performance.
- Experience contributing to business development and winning or expanding client work.
- Strong network within the Manchester or wider North West property market would be advantageous.
- Excellent communication, leadership and client-facing skills.
- Full UK driving licence.
