About the role Ludek Ltd specialises in project handover documentation for high-end residential and commercial construction projects, including O&M Manuals, Homeowner's Guides and Building Management Guides. We are looking for an experienced London-based freelance Mechanical & Electrical (M&E) Surveyor to support our team with technical site surveys and collect the information required for our handover documentation. This is a technical construction and building services role, not a Quantity Surveying or Monitoring & Evaluation position. The role suits someone with strong practical experience in complex mechanical and electrical building services who is looking for flexible freelance work alongside existing commitments. What you will be doing You will be allocated individual projects and provide technical and site-based support as required throughout the handover documentation process. Depending on the project and its stage, your work may include: * Reviewing project information and preparing for technical site visits * Carrying out detailed surveys of mechanical, electrical and associated systems * Identifying equipment, controls, isolation points, valves, manifolds, distribution boards and other key components * Establishing what systems serve, how they operate, how they are controlled and how they can be isolated * Liaising with M&E Managers, engineers, electricians and specialist subcontractors to obtain technical information * Taking clear and structured photographs of equipment, controls and installations * Recording technical information, site notes and outstanding items * Identifying missing or unclear information and following this up with the relevant project team * Returning to projects at later stages to collect outstanding information or final photographs * Organising and communicating the information collected to our documentation team * Providing technical support to our team as the documentation progresses Some assignments may involve a detailed technical survey with preparation and follow-up work, while others may simply require a short return visit to collect outstanding information or final photographs. About you You should have a strong practical understanding of complex mechanical and electrical building services, ideally gained within high-end residential construction. Relevant commercial project experience would also be welcomed. Your current or previous role may be within M&E surveying, M&E coordination, commissioning, technical services, building services engineering or M&E management. We are more interested in your practical knowledge, experience and approach than your current job title. Our projects can incorporate complex heating, cooling, ventilation, electrical distribution, lighting control and BMS installations, together with fire and security, access control and TV/AV systems. High-end residential projects may also include specialist installations such as swimming pools, spas, saunas and steam rooms. You do not need to be a specialist in every area of M&E, but you should have sufficient technical knowledge to understand the installations, communicate confidently with specialist contractors and know what questions need to be asked. You should also be: * Proactive, self-motivated and comfortable working independently * A confident communicator with clients, project teams and specialist subcontractors * Comfortable asking questions and following up when information is incomplete or unclear * Systematic, observant and highly organised * Flexible and adaptable when site arrangements or programmes change * Confident using smartphones, photographs, voice notes and digital communication tools * Fluent and confident in spoken and written English * Based in London and able to travel to projects across London, with occasional travel elsewhere in the UK A UK driving licence and access to a vehicle would be advantageous. Workload and remuneration This is a self-employed freelance position, initially expected to involve approximately 2 to 5 project assignments per month. The time required for each project will vary considerably. Some assignments may involve only a short site visit, while more complex projects may require up to approximately 10 hours of preparation, site attendance, follow-up work and technical support. The amount of work may increase as our cooperation develops. Freelance rate: from £40 per hour, depending on experience. We will pay agreed travel time and project-related travel expenses separately. Training and confidentiality Our approach to technical handover documentation is specialised, so we do not expect you to know our process from day one. Initial site visits will be carried out alongside an experienced member of our team. Training, guidance, checklists and ongoing support will be provided, with the aim of enabling you to gradually take responsibility for allocated projects and carry out visits independently. Due to the nature of our projects, strict confidentiality is essential.
