Role Purpose:

To join the Commercial Property Management Team, based in Central London, in a client-focused role responsible for delivering a high-quality and timely service across a prestigious and growing portfolio.

This is an exciting opportunity for a commercially minded and highly professional Senior Surveyor/Associate Director to take ownership of a portfolio, develop client relationships and contribute to business growth. The successful candidate will also have the opportunity to build a team as the portfolio expands.

Key Responsibilities:

· Manage budgets and provide accurate financial and management reporting to clients.

· Oversee the effective transition of properties following acquisition and sale.

· Work closely with FM teams and Building Managers to ensure properties remain fully compliant with legislative and procedural requirements.

· Undertake regular property inspections and prepare accurate client reports within agreed timescales.

· Attend client and occupier meetings, building strong working relationships.

· Oversee the financial management of rents, service charges and insurance premiums, ensuring fees are raised and paid promptly.

· Prepare and review service charge budgets, cash flow, reconciliations and expenditure with the FM team.

· Review tenant applications and provide recommendations to clients.

· Advise clients on arrears, budgeting and wider property management matters.

· Support the implementation of ESG initiatives and strategies across the portfolio.

· Maintain a flexible approach, including travel to properties across the UK where required.

What We’re Looking For:

· Ability to build and maintain strong, long-term relationships with clients, colleagues and external stakeholders.

· Strong knowledge of property management legislation, enabling informed recommendations and strategic decision-making.

· Strong Landlord & Tenant knowledge, with the ability to contribute to lease advisory decisions.

· Forward-thinking, proactive and commercially minded approach.

· Strong IT skills, including Word and Excel, with knowledge of property management/accounting systems such as TRAMPS. Training can be provided where required.

· Ability to supervise, support and develop team members.

· Excellent communication and presentation skills.

· RICS qualified with 5+ years’ post-qualification experience.

· Good understanding of lease structures and the ability to interpret and understand leases, including turnover rent clauses.

· A full, clean driving licence is essential due to the nationwide portfolio.
