L&Q are one of the UK’s largest housing associations, responsible for more than 105,000 homes. The organisation is reshaping its approach to repairs and maintenance as part of its Future Shape strategy, with a focus on performance, accountability, and a better experience for residents.
A new Director of Maintenance Direct Delivery is being appointed to lead one of the largest in-house housing maintenance operations in the country. This is a role of significant scale and influence. With direct accountability for around 850 staff and a significant annual budget, the postholder will set the standard for how an in-house service can operate at its best.
Your responsibilities:
• Lead the Direct Labour Organisation, encompassing responsive repairs, caretaking, cleaning and estate services.
• Manage large multi-disciplinary teams through multiple Heads of Service, instilling accountability, motivation and performance.
• Drive compliance with health and safety and regulatory requirements, embedding a culture of safety and assurance.
• Maintain direct engagement with residents and communities to ensure services respond to local needs and deliver visible impact.
• Support the Director of Maintenance Services in shaping strategic direction.
• Balance short-term operational delivery with longer-term service redesign and improvement programmes.
About you:
The successful candidate will be an established senior leader with experience of running complex, large-scale maintenance operations in a housing or contracting environment. They will have managed both significant budgets and large dispersed teams, with a track record of improving operational performance and delivering transformation at scale. Strong people leadership, resilience and the ability to operate under scrutiny are essential, along with a clear commitment to resident-focused service delivery.
