Salary: : £37,451 per annum to £41,045 per annum (London weightedsalary) dependant on experience

Reporting Office: London, Stratford

Working Location: West Ham Lane,Stratford

Persona: Agile:20% - 40% of contractual hours to be worked from reporting office/working location (hybrid working

We're looking for an experienced and ambitious PropertyManager to join our high-performing London Living Rent team. This is anopportunity to manage a diverse portfolio of homes across London whiledelivering outstanding customer experiences and contributing to the success ofone of the UK's leading housing providers.With homes located across London and the South East, ourLondon Living Rent portfolio plays an important role in providingprofessionally managed, affordable housing for residents who may otherwisestruggle to access suitable homes within the private rented sector.

Your impact in the role:

As a Property Manager within our London Living Rent team,you'll play a key role in helping residents access affordable housing whilesupporting their journey towards home ownership.You will be responsible for delivering an excellent residentexperience, protecting the performance of your portfolio and ensuring homes aremanaged to the highest standards. Working closely with residents, contractors,managing agents and internal stakeholders, you'll help maximise occupancy,minimise voids, sustain tenancies and ensure compliance across a growingportfolio of homes.

  • Managing a portfolio of London Living Rentproperties and delivering an excellent customer experience throughout thetenancy lifecycle.
  • Maximising rental income through effectivetenancy management, resident retention activities and minimisation of voidperiods.
  • Supporting the onboarding and mobilisation ofnew homes into the London Living Rent portfolio.
  • Ensuring compliance with London Living Rentrequirements, relevant legislation and organisational policies.
  • Managing tenancy matters including inspections,tenancy audits, notices and tenancy changes in line with legal andorganisational requirements.
  • Conducting occupancy checks and investigationsto identify fraud, subletting and tenancy breaches.
  • Monitoring arrears cases and working withresidents to support tenancy sustainment while protecting income collectionperformance.
  • Working collaboratively with internal teams,contractors and external partners to deliver high-quality property and residentservices.
  • Maintaining accurate records across all relevantsystems, including Microsoft Dynamics 365.
  • Managing customer enquiries and complaintsthrough to successful resolution.

What you'll bring:

What You’ll BringWe're looking for someone who iscustomer-focused, organised and passionate about delivering excellent housingservices. To be successful in this role, you'll have:

  • Experience in residential property management,housing management or lettings within the private rented sector, affordablehousing sector or Build to Rent environment.
  • A good understanding of tenancy management andrelevant housing legislation, including Assured Shorthold Tenancies.
  • An understanding of affordable housing products,including London Living Rent, Intermediate Rent or similar tenures.
  • Experience of managing tenancy renewals, rentreviews and resident retention activities.
  • Excellent customer service and relationshipmanagement skills.
  • Experience of handling complaints and resolvingcomplex customer issues.
  • A track record of delivering against performancetargets and deadlines within a customer-focused housing, property management orlettings environment.
  • Strong organisational skills with the ability tomanage competing priorities and meet deadlines.
  • Experience using Microsoft Office applicationsand CRM or housing management systems, including Microsoft Dynamics 365.
  • Understanding of legal processes relating totenancy breaches, arrears and possession action.
  • A proactive, resilient and solution-focusedapproach to problem solving
