We're looking for an experienced and ambitious Property Manager to join our high-performing Intermediate Market Rent (IMR) team.

Thisis an opportunity to manage a diverse portfolio of homes across London whiledelivering outstanding customer experiences and contributing to the success ofone of the UK's leading housing providers.

At L&Q, our Intermediate Market Rent (IMR) portfolioprovides high-quality homes at rents below local market levels, helpingcustomers access well-managed, affordable housing in areas where market rentsmay otherwise be out of reach.

With homes located across London our IMR portfolio playsan important role in providing professionally managed, affordable housing forcustomers who may otherwise be priced out of the local rental market.

In this role, you will play a key part in deliveringexcellent customer outcomes, protecting asset performance and supporting thecontinued growth of L&Q's IMR portfolio.

As a Property Manager, you will take ownership of aportfolio of homes, ensuring residents receive an exceptional customerexperience throughout their tenancy.

You will work closely with residents, contractors, managing agents and internal teams to maximise occupancy, minimisevoids, support tenancy sustainment and maintain compliance across yourportfolio.

No two days are the same.

This is a varied and rewardingrole that requires strong relationship management skills, commercial awarenessand a proactive approach to problem solving.

You'll be empowered to makedecisions, manage your own workload and positively influence outcomes for bothresidents and the business.

You will join a high-performing and supportive team thatplays a crucial role in delivering one of L&Q's key private rentalproducts.

This role offers the opportunity to further develop your propertymanagement career within one of the UK's leading housing associations.

Due to the geographical spread of our portfolio, regulartravel across London and the M25 region is required.

Therefore, a full drivinglicence and access to a vehicle for business use are essential.

  • You may be required to attend office-based trainingwhich may exceed the standard 1-2 days per week, until training hasbeenfully completed.
  • Your impact in the role including key responsibilities
  • Managinga portfolio of Intermediate Market Rent properties and delivering anexcellent customer experience throughout the tenancy lifecycle.
  • Maximisingrental income through effective tenancy management, rent reviews, tenancyrenewals and resident retention activities.
  • Minimisingvoid periods and supporting the efficient re-letting of properties.
  • Managingtenancy matters including inspections, tenancy audits, notices and tenancychanges in line with legal and organisational requirements.
  • Conductingoccupancy checks and investigations to identify fraud, subletting andtenancy breaches.
  • Monitoringarrears cases and working with residents to support tenancy sustainmentwhile protecting income collection performance.
  • Workingcollaboratively with internal teams, contractors and external partners todeliver high-quality property and resident services.
  • Ensuringportfolio compliance and maintaining accurate records across all relevantsystems.
  • Managingcustomer enquiries and complaints through to successful resolution.
  • Supportingbusiness objectives through the effective management and performance ofthe IMR portfolio.

What you'll bring

  • Experiencein residential property management, housing management or lettings within theprivate rented sector.
  • Strongknowledge of tenancy management, including Assured Shorthold Tenancies andassociated legislation.
  • Experienceof managing tenancy renewals, rent reviews and resident retention initiatives.
  • Excellentcustomer service and relationship management skills.
  • Experienceof handling customer complaints and resolving complex issues.
  • Strongorganisational skills with the ability to manage competing priorities and meetdeadlines.
  • Commercialawareness and an understanding of occupancy, void management, rent collectionand portfolio performance.
  • Experienceusing Microsoft Office applications and CRM or housing management systems, including Microsoft Dynamics 365.
  • Understandingof legal processes relating to tenancy breaches, arrears and possession action.
  • Aproactive, resilient and solution-focused approach to problem solving.
  • Theability to build effective relationships with a wide range of residents, colleagues and external stakeholders.
