We're looking for a hardworking and dedicated Planned Works Project Manager to join our Central Service team located in Head Office, Islington.

55,000.00 per annum, working 35 hours per week.

Look Ahead Care and Support, own and manage a mixed portfolio of properties across London and the Home Counties.

The organisation accommodates customers with a range of support needs including Learning Disabilities, Mental Health, and Young People, as well as unsupported.

We are seeking an ambitious and motivated individual with strong organisational and communication skills who is keen to develop a career in property services and project management.

The successful candidate will support the delivery of planned works projects from inception to completion while gaining practical experience across project management, surveying, asset management and property compliance.

Working alongside Project Managers, Surveyors and Asset Management colleagues, the postholder will develop technical knowledge and professional skills through involvement in a wide range of property improvement, investment and compliance activities.

We are looking for someone who is proactive, customer-focused and solution-oriented, with the ability to communicate technical information clearly to a range of audiences and support informed decision-making.

This exciting role within our Property Services Team will work closely with other departments to undertake the following:

  • Assist delivery of a range of planned works projects from inception to completion
  • Assist with the delivery of the organisation's sustainability works programme.
  • Plan and organise works projects and ensure the delivery of good quality, good value services, effectively and efficiently within business plan objectives, meeting both customer’s reasonable expectations and statutory and regulatory requirements.
  • Liaise directly with operations staff prior to compiling the project plan, to review all aspects and implications of the impending works.
  • Assess feasibility reports and carry out financial appraisals of projects with support from the Project Management Team.
  • Assist with the preparation of project briefs, specifications and tender documentation for major and minor works projects.
  • Assist with site visits and contract management meetings
  • Assist with compiling project documents and sharing key programme information with stakeholders.
  • Assist the Asset Management and Surveying Teams with the collection, validation and maintenance of stock condition, compliance and asset data.
  • Support the use and development of Asprey, ensuring that property information, component data, project outcomes and investment records are accurately maintained.
  • Assist with property surveys, validation inspections and data quality exercises to improve the accuracy of the organisation's asset information and investment planning.

This role provides an opportunity to develop a broad range of skills across planned works, asset management, surveying and property compliance.

The successful candidate will be supported to gain experience and professional development that may lead to progression within the Property Services Team.

What you'll do

  • Operational
  • Support the delivery of planned, cyclical and sustainability projects from inception to completion, including programme planning, site inspections, stakeholder engagement and project reporting.
  • Monitor project progress, defects and remedial actions, escalating issues to Project Managers as appropriate.
  • Maintain accurate property, project and compliance records, ensuring servicing information and certification remain up to date.
  • Support the maintenance of Asprey and associated asset management systems, including the validation of stock condition, survey, compliance and completed works data.
  • Work alongside Surveyors and Asset Management colleagues to support property inspections, data assurance, investment planning and regulatory reporting.
  • Assist in the preparation of asset performance information, stock condition analysis and investment recommendations.
  • Contract Management
  • Undertake site visits to monitor the quality of works, validate completed repairs and services, and support contractor performance management.
  • Support Project Managers in monitoring project costs, programme delivery and contractor performance against agreed KPIs.
  • Assist in the management of contractors and consultants, ensuring contractual obligations are met and performance issues are appropriately escalated.
  • Support procurement and tendering activities, including the preparation of briefs, specifications and consultant or contractor appointments.
  • Financial & Budget Management
  • Process and verify works-related payments within delegated authority levels.
  • Support budget monitoring, forecasting and business planning activities, identifying and escalating actual or potential variances.
  • Assist in ensuring works are appropriately capitalised and accurately recorded within financial and asset management systems.
  • Support financial planning, budget setting and investment forecasting through the provision of accurate project, survey and programme data.
  • Customer Service & Compliance
  • Deliver excellent customer service, supporting positive outcomes for customers, colleagues and stakeholders.
  • Promote high standards of data quality within Asprey and associated systems to support customer -focused services, regulatory compliance and informed decision-making.

  • Evidence of project management, construction, property or related experience.
  • Understanding of the Decent Homes Standard and residential property maintenance requirements.
  • Experience of working with asset management systems, databases or property records.
  • Ability to build effective relationships with internal and external stakeholders.
  • Strong organisational skills, attention to detail and ability to manage competing priorities.

  • Professional qualification or working towards a qualification in Project Management, Building Surveying or a related discipline.

  • Experience of working with schedules of rates, specifications or tender documentation.
  • Understanding of landlord compliance, repairs, maintenance and asset management principles.
  • Understanding of stock condition data, lifecycle planning and planned investment programmes.
  • Experience using Asprey or a similar asset management system.
  • Experience supporting property, maintenance or construction projects.
  • Experience of stock condition surveys, data validation or asset management activities.
  • Awareness of housing regulation, including Decent Homes, HHSRS, Consumer Standards and building safety requirements.
