About the Role & Team
The Senior Commercial Manager will take ownership of the commercial strategy and cost management across multiple projects. This dual role combines handsâon quantity surveying expertise with leadership responsibilities, ensuring financial control, contractual compliance, and commercial success. You will lead the commercial team, mentor junior staff, and act as a key advisor to senior management.
Key Responsibilities
- Commercial Leadership: Drive the commercial strategy for residential projects, ensuring profitability and risk mitigation.
- Cost Planning & Control: Develop and manage detailed cost plans, budgets, and forecasts.
- Tendering & Procurement: Oversee tender processes, negotiate contracts, and manage supplier/subcontractor relationships.
- Contract Administration: Ensure compliance with contracts, manage variations, claims, and dispute resolution.
- Financial Reporting: Produce accurate monthly cost reports, cashâflow forecasts, and final accounts for senior stakeholders.
- Risk Management: Identify and mitigate commercial and contractual risks throughout the project lifecycle.
- Team Leadership: Mentor and develop quantity surveyors and commercial staff, promoting best practices and efficiency.
- Client & Stakeholder Engagement: Build strong relationships with clients, consultants, and internal teams, providing strategic advice and updates.
Key Skills & Experience
- Significant experience in residential construction, with at least 3 years in a senior/commercial lead role.
- Proven leadership and teamâmanagement experience.
- Excellent negotiation, analytical, and communication skills.
- Proficiency in costâmanagement software and MS Office Suite.
- Ability to manage multiple projects and deliver under pressure.
- Excellent commercial acumen and interpersonal skills.
- Good construction knowledge and ability to delegate workload appropriately.
- University degree in Quantity Surveying or related discipline.
