JOB PURPOSE SUMMARY: We are seeking a skilled and proactive Life Safety Senior Engineer to oversee the planning and execution of life safety compliance and operational requirements in a safe, cost-effective, and timely manner. Manage the strategic performance of life safety assets, ensuring that the correct level of maintenance is undertaken to provide the required levels of service within an agreed budget. Manage all statutory compliance associated with life safety assets including fire detection, fire alarms, fire hydrants, gas suppression systems, smoke control, sprinklers, pressure vessels, and passive fire protection systems. This role requires a balance of office-based (70%) responsibilities focused on planning and reporting, and site-based (30%) duties centred on internal project management and compliance checks. The successful candidate will ensure effective maintenance operations, regulatory compliance, and optimal asset performance.

KEY RESPONSIBILITIES AND ACCOUNTABILITIES:

  • Project Management – Contractor management / Contracts: Lead internal project workstreams, including leading working groups. Plan, coordinate, and oversee the seamless execution of assigned projects. Manage project timelines, budgets, and resources to ensure successful delivery.
  • Compliance Oversight: Maintain and manage life safety/building and asset compliance records. Interface with the Fire Safety manager to ensure all work streams align and meet compliance. Conduct regular compliance audits and ensure adherence to health, safety, and environmental regulations. Liaise with external auditors and regulatory bodies as required.
  • Asset Condition Reviews: Conduct detailed reviews to assess the condition of facilities and assets. Identify risks, prioritise maintenance activities, and propose long-term improvement plans.
  • Planned Preventive Maintenance (PPM) and Workstream Management: Oversee the PPM program to ensure timely and effective execution. Monitor maintenance schedules and workflows to avoid disruptions to operations. Coordinate with contractors and stakeholders to execute maintenance and repair tasks.
  • Planned Works Coordination: Develop and oversee schedules for planned maintenance and improvement works. Ensure alignment of planned works with overall business and operational goals. Monitor and manage contractors to ensure high-quality service delivery.
  • System Oversight: Manage compliance and planned works using systems such as TABS FM (CMMS) and Power BI. Ensure data integrity and generate reports to track progress and trends. Drive system improvements and explore innovative technologies to enhance efficiency.
  • Performance Monitoring: Track and report on progress across planned works, PPM schedules, and compliance tasks. Monitor key performance indicators (KPIs) and identify areas for improvement. Develop and present performance reports to senior management.
  • Budget Management: Assist in preparing and managing the budget, ensuring cost control. Monitor spending against budgets and recommend cost-saving initiatives. Raise purchase orders. Contract management against budget.
  • Emergency and Incident Response: Act as a key point of contact for life safety-related incidents. Coordinate incident response, including identifying root causes and implementing corrective actions. Develop and maintain contingency plans to ensure business continuity.
  • Team Leadership and Training: Supervise and mentor staff and contractors in their day-to-day responsibilities. Provide training and development opportunities to ensure the team’s skills align with the role's requirements. Foster a culture of safety, compliance, and operational excellence within the team.
  • Compliance Team Support: Support compliance team with daily functions where needed. Provide cover for compliance team. Provide support and cover on CAFM/CMS system. Upload training records and inductions of contractors. Approve permits and issue at point of works.

KNOWLEDGE, SKILLS & EXPERIENCE REQUIRED:

The ideal candidate is expected to hold and have some experience and knowledge in the following:

  • Proven experience in life safety/fire safety or facilities supervision role.
  • Knowledge of life safety systems – Sprinklers / Vesda / Gas Suppression / confined spaces / LOLER/ PUWER etc.
  • Proficiency in CMMS systems like TABS FM.
  • Strong organizational and project management skills.
  • Excellent communication and stakeholder coordination abilities.
  • Comprehensive knowledge of compliance standards, health and safety regulations, and asset management practices.
  • Experience managing DEL / CEL.
  • Health and Safety qualification – NEBOSH General / Construction (desirable).
