The Asset Manager will be responsible for the strategic and operational management of airport infrastructure assets, including HVAC systems, building fabric, mechanical and electrical (M&E) installations, airfield assets (runway, lighting & support equipment), and critical building services. This role ensures that all physical assets are maintained to the highest standards of safety, compliance, and reliability to support uninterrupted airport operations. The Asset Manager will lead the development of asset lifecycle strategies, capital planning, and performance monitoring in line with regulatory requirements and London City Airports mid/long term asset replacement plans.
- Asset Strategy & Lifecycle Management
- Develop and implement a comprehensive asset management plan covering all airside and landside infrastructure.
- Establish lifecycle strategies for key systems, including terminal HVAC, power distribution, runway and lighting, and other M&E assets.
- Prioritise investment and renewal projects based on asset criticality, risk, and condition data.
- Align asset management practices with standards such as HSE and CIBSE/SFG20 guidelines.
- Asset Data & Systems Management
- Maintain an accurate asset register for all airport infrastructure within the CAFM/CMMS system.
- Work alongside Engineering technical lead to ensure asset data integrity through regular condition assessment and audits.
- Analyse asset performance and reliability metrics to inform maintenance and capital expenditure plans.
- Champion data-driven decision-making and the use of digital tools, IoT, and predictive maintenance technologies.
- Maintenance & Compliance
- Oversee/assure planned and reactive maintenance activities for hard assets across terminals, buildings and airfield facilities.
- Work closely with the Aerodrome Maintenance manager and National Air Traffic Services (NATS) to ensure compliance with UK Reg (EU) No 139/2014 & CAP781/168.
- Ensure compliance with statutory and safety regulations, including water/electrical airport operator standards.
- Support the continuous improvement of maintenance strategies to minimise downtime and operational disruption.
- Conduct risk assessments and ensure all works meet airside safety and environmental management standards.
- Develop and manage lifecycle cost models, asset renewal budgets, and maintenance expenditure forecasts.
- Lead procurement and contract management for asset maintenance, inspection, and upgrade works.
- Identify cost and energy efficiency opportunities without compromising operational reliability or safety.

- Stakeholder Engagement
- Collaborate closely with airport operations, engineering, compliance, and project delivery teams.
- Provide regular asset performance reports, risk assessments, and investment recommendations to senior management.
- Engage with external regulators, contractors, and consultants to ensure best practice in asset management delivery.
Strong technical understanding of M&E systems, HVAC, and critical airport infrastructure. Proven experience of working in a senior asset management role in an airport environment & ability to manage assets in a live operational environment with minimal disruption. Familiarity with aviation regulations, airport operations, and airside safety protocols. Proficient in asset management software (CAFM/CMMS) and data analytics. Excellent advocate/stewardship, communication, and stakeholder management skills. Analytical and strategic thinker with strong financial and project management capability.
Qualifications
- Ideally a Degree in Engineering, Building Services, Facilities Management, Asset Management or related discipline.
- Previous experience of working in an airport environment even if not currently.
- Professional accreditation (e.g., IAM, CIBSE, IWFM, or engineering chartership) desirable.
- Extensive experience managing hard assets in complex, safety-critical environments within an airport or aviation setting.
- Knowledge of asset management frameworks such as ISO 55000.
- Understanding of aviation safety management systems (SMS) and compliance obligations.
Hours of Work
The role operates on a Monday to Friday basis, 09:00 to 17:30, however occasional out-of-hours work may be necessary to support operational continuity or project delivery.
