About the Role and our Ideal Candidate

You’ll lead the Major Works function, delivery team, ensuring programmes are delivered safely, compliantly and to a high standard, while maintaining a strong focus on resident experience and value for money. This is a role where you’ll need to balance commercial awareness with social purpose managing contractors, controlling budgets and improving services, while keeping residents at the centre of delivery.

Responsibilities

  • Leading and developing the Major Works team to deliver a high‑performing, accountable service
  • Overseeing delivery of capital programmes (£1m–£5m), ensuring works are completed on time, within budget and to the required quality
  • Managing contractors and supply chain partners, ensuring strong commercial control and contract compliance
  • Driving resident engagement across major works programmes, ensuring communication is clear and customer experience is prioritised
  • Ensuring full compliance with asset management, building safety and CDM regulations
  • Owning budget planning, forecasting and financial performance across programmes
  • Leading service improvement initiatives to drive efficiency, performance and value for money
  • Working closely with senior leadership and internal teams to align delivery with wider organisational objectives

Qualifications Required

  • A professional building services qualification, e.g., RICS, CIOB

Essential Requirements

  • Solid track record delivering major works programmes in social housing
  • Experience managing capital investment in the £1m–£5m range
  • Proven leadership teams respond to you, performance follows
  • Strong contractor and commercial management
  • Good working knowledge of building safety, compliance and CDM
  • Budget management and financial reporting experience
  • RICS, CIOB or CIH qualification, or actively working towards one

This role requires Weekend & evening working hours where required.

The job holder will:

  • Ensure all SHP teams work together collaboratively to develop SHP as a learning organisation and embed the culture of performance, safety and excellent customer service with an effective communication strategy at its heart
  • Lead the Assets team to achieve SHP’s and the Council’s strategic objectives and deliver outstanding levels of service to both internal and external customers.
  • Achieve value for money with a continuous improvement programme which increases performance whilst delivering efficiency savings
  • Keep up to date knowledge of the legal and building safety requirements for Assets and a sound understanding of new and emerging technologies and sustainability.
  • Have a sound understanding of the challenges facing the housing sector, and the regulatory and legal frameworks to ensure services to residents are compliant.
  • Ensure a framework for best practice in management of supplier contracts and supply chain partnering to ensure value for money and has excellent procurement and negotiation skills
  • Network with similar organisations and more widely to enable benchmarking and continuous development of the service
  • Build strategic partnerships and collaborate with colleagues, the council and strategic partners
  • Perform other comparable duties as the Director/Line Manager may require from time to time
  • Carry out Customer Experience in accordance with the framework at all times
