Join our team at Barking Riverside. Barking Riverside is one of the most exciting placemaking projects in Europe, transforming a former industrial site along the River Thames into a new vibrant London neighbourhood of over 20,000 homes.

We are looking for a Senior Development Manager who is commercially focused, has excellent project management skills and is a good communicator, to join the team and help us to deliver our ambitious plans.

As a Senior Development Manager at BRL you will report into the Head of Land & Development and will be responsible for:

  • Leading on land disposals and commercial property lettings
  • Managing relationships with plot developers and external and internal partners
  • Delivering a range of complex projects including obtaining planning approval and discharging conditions

You will need to be commercially aware, with extensive experience of progressing land transactions and setting up deal structures. You should have extensive knowledge of the property market and the factors that influence it and be able to demonstrate excellent financial and commercial acumen.

You will also be responsible for legal, governance and risk management and reporting in relation to land sales and on-site delivery of homes by plot developers.

Your Impact in the Role:

  • Lead a portfolio of real estate development, planning and infrastructure projects and programmes across Barking Riverside with responsibility for management of the internal and external teams and ensuring delivery of a range of complex projects.
  • Using your extensive commercial property, development, planning, delivery experience and complex negotiation expertise throughout all stages of the development lifecycle, to drive forward the delivery of key projects.
  • Leading land disposals and commercial property lettings in line with the Business Plan and the management of the delivery of Development Agreement obligations.
  • Build and maintain strong relationships with internal teams and external partners including local authorities, contractors, and consultants.
  • Represent L&Q in public forums including Planning Committee and events.
  • Take responsibility for project budgets, ensuring effective financial control and best value.
  • Identify and mitigate risks, ensuring compliance with planning, funding, and legal obligations.
  • Manage and support the team, fostering a culture of excellence and continuous improvement.
  • Ensure compliance with health and safety, regulatory, and governance standards.

What You'll Bring:

  • Extensive proven track record of leading on and undertaking land transactions, setting up deal structures, residential development, residential investment and the associated legal processes.
  • Previous experience leading on projects within a Joint Venture including delivery of strategic land projects and complex planning applications and negotiation of S106.
  • Previous experience of consultancy acting on behalf of Developer or as a Client in the capacity of a PLC Developer / RP.
  • Previous experience demonstrating delivery of large scale multi-phase projects in excess of 500 units and incorporating mixed use.
  • Extensive knowledge of the property market, the factors that influence it and the implications for changing market conditions.
  • Able to demonstrate extensive financial and commercial acumen, including financial modelling, associated risk management skills at the highest level.
  • Excellent written and verbal communication, with the ability to influence and negotiate at all levels.
  • Professional qualifications (e.g. RICS, CIOB, RTPI, RIBA) or equivalent experience, with knowledge of contractual law, planning, development control, and construction practices.
  • Confident using Microsoft Office and business systems, development appraisals with strong coordination and multitasking abilities.
  • Strong leadership and people management skills with the ability to inspire and develop high-performing teams.
