Planned & Cyclical Works Manager
Goodman Masson is delighted to be partnering with Local Space to recruit a Planned & Cyclical Works Manager.
This is an exciting opportunity to take ownership of a growing planned investment function within a values-led housing association committed to providing safe, high-quality homes for residents across London.
Reporting to the Head of Asset Delivery, you'll lead the delivery of planned and cyclical investment programmes, managing budgets, contractors and programme performance while helping shape the organisation's long-term asset investment strategy.
The Opportunity
You'll take ownership of the end-to-end delivery of planned and cyclical works programmes, ensuring projects are delivered safely, on time, within budget and to the highest quality standards.
Working closely with the Strategic Asset Management and Building Safety & Compliance teams, you'll use stock condition data and asset intelligence to develop investment programmes that maximise asset performance, improve resident satisfaction and deliver outstanding value for money.
Alongside programme delivery, you'll provide commercial leadership across contracts, ensuring robust financial control, contractor performance and compliance with industry-standard contractual frameworks.

Key Responsibilities
- Lead the delivery of planned and cyclical investment programmes across the housing portfolio.
- Develop annual and long-term planned maintenance programmes using stock condition and lifecycle data.
- Manage programme budgets, forecasting, financial reporting and cost control.
- Procure, mobilise and manage planned works contractors.
- Chair contractor performance meetings and drive continuous improvement.
- Oversee valuations, variations, final accounts and commercial negotiations.
- Ensure projects are delivered in accordance with JCT, NEC or similar contractual frameworks.
- Carry out quality inspections and ensure works meet required standards.
- Monitor programme risks, contractor performance and financial exposure.
- Maintain accurate asset and programme data to support future investment planning.
About You
We're keen to speak with professionals from Housing Associations, Local Authorities, ALMOs or the wider social housing sector who have experience delivering planned investment or capital works programmes.
You'll ideally bring experience in:
- Planned maintenance and capital investment programmes.
- Contract management and commercial leadership.
- Budget management, forecasting and financial reporting.
- Contractor performance management.
- JCT, NEC or similar forms of contract.
- Decent Homes Standard, HHSRS and asset investment planning.
- Using stock condition data to develop long-term investment programmes.
- Building pathology and planned maintenance principles.
- Stakeholder engagement and programme delivery.
A relevant HNC/HND (or equivalent) in a built environment discipline and a full UK driving licence are desirable.
