An exciting opportunity has arisen for an experienced Senior Quantity Surveyor to join a major organisation delivering a diverse portfolio of commercial CAPEX developments within a live operational environment. This role is ideal for a UK-based QS professional looking to relocate internationally and work on high-profile commercial construction and asset development projects.
The Opportunity:
You will be responsible for the commercial management of large-scale capital projects across commercial developments, mixed-use facilities, office environments, retail, hospitality, and operational real estate assets. The successful candidate will work closely with project teams, consultants, and contractors to ensure projects are delivered on time, within budget, and in line with commercial governance standards.
Key Responsibilities:
- Manage the commercial and contractual delivery of commercial CAPEX projects
- Prepare cost plans, budgets, forecasts, and financial reporting
- Lead procurement activities including tendering, bid analysis, and contract negotiations
- Administer contracts including NEC and/or FIDIC forms
- Monitor project costs, variations, change control, and risk exposure
- Review contractor applications and certify valuations/payments
- Negotiate and agree final accounts
- Produce monthly commercial reports and cost-to-complete analysis
- Provide commercial advice and support to project delivery stakeholders
- Ensure compliance with internal governance, procurement, and financial procedures
Requirements:
- Degree qualified in Quantity Surveying, Commercial Management, or equivalent
- Significant experience managing commercial construction or CAPEX projects
- Strong understanding of contract administration and cost control
- Experience with NEC contracts preferred
- Background within commercial developments, mixed-use projects, retail, hospitality, office fit-out, or major building projects
- Strong stakeholder management and negotiation skills
- Ability to manage multiple projects within fast-paced operational environments
- Chartered status (MRICS or equivalent) advantageous
