Key Responsibilities
- Lead and oversee all commercial functions across the business, from land acquisition through to project delivery and handover.
- Drive procurement strategies and contract negotiations, ensuring best value and risk mitigation.
- Manage the commercial team, providing mentorship, structure, and direction.
- Work closely with internal departments including design, construction, and development to ensure seamless project execution.
- Monitor and report on project budgets, cost plans, valuations, and forecasts across a portfolio of projects.
- Ensure robust commercial governance and controls are in place throughout the development lifecycle.
- Contribute to board-level decision-making, advising on commercial risk, viability, and opportunity.
- Support in strategic growth planning, including input on new development opportunities and joint ventures.
Requirements
- Proven experience as a Commercial Director or Senior Commercial Manager within a developer or Tier 1 contractor delivering residential-led schemes.
- Strong understanding of the London residential development market and the full development lifecycle.
- A strategic thinker with commercial acumen and leadership capabilities.
- Excellent negotiation, procurement, and cost control skills.
- Strong knowledge of JCT and other standard construction contracts.
- Able to operate in a fast-paced, design-focused environment with multiple live projects.
- RICS chartership (or similar) desirable but not essential.
