The Role

We are looking for an experienced Senior Quantity Surveyor or Commercial Manager who can take ownership of the drylining division’s commercial performance and help us build the systems, controls and team required for our next stage of growth.

This is a senior position for someone who understands specialist subcontracting and can manage projects commercially from contract award through to final account.

We are not looking for someone who simply reports the numbers.

We need someone commercially strong, confident in negotiations and capable of protecting the company’s position while maintaining constructive, long-term relationships with main contractors.

Key Responsibilities

  • Take commercial ownership of drylining projects from contract award through to final account.
  • Prepare, submit and negotiate interim valuations, variations and final accounts.
  • Identify, substantiate and negotiate loss-and-expense claims.
  • Review contracts, amendments, scope documents, specifications, drawings and tender clarifications.
  • Identify commercial risks, exclusions, qualifications and contractual obligations.
  • Manage project budgets, cost reports, cash flow, forecasts and commercial risk.
  • Maintain accurate variation, change and contractual-notice records.
  • Support procurement and manage subcontractor accounts.
  • Work closely with the estimating, operations, pre-construction and project teams.
  • Ensure site records properly support variations, delays, disruption and additional costs.
  • Maintain transparent and professional relationships with main contractors.
  • Support the development of consistent commercial systems, reporting and controls.
  • Help develop and mentor LLC Group’s junior commercial team.
  • Provide clear commercial reporting and recommendations to senior management.
  • Required Experience and Capability
  • A minimum of 10 years’ relevant commercial or quantity surveying experience within the UK drylining sector.
  • Strong technical understanding of drylining packages, systems, interfaces and installation sequencing.
  • Proven experience commercially managing substantial drylining subcontract packages.
  • Strong knowledge of valuations, variations, loss and expense, cost reporting, forecasting and final accounts.
  • Experience reviewing construction contracts and subcontract amendments.
  • A practical understanding of JCT Design and Build contracts and associated subcontract conditions.
  • Strong awareness of the commercial effects of design development, programme changes, access restrictions, sequencing and preceding-trade delays.
  • Confidence in commercial negotiations with main contractors and their professional teams.
  • Ability to protect the company’s contractual and commercial position without damaging important client relationships.
  • Strong organisational, reporting and record-management skills.
  • Ability to lead, mentor and support junior commercial staff.
  • Comfortable working collaboratively with estimating, operations and site delivery teams.
