High-End Refurbishment & Conversion – 5-Star Hotel, Central London Our client is a well-established Anglo-Irish main contractor with a strong reputation for delivering high-quality fit-out and refurbishment projects across the UK and Ireland.
With an annual turnover of approximately 250m, the business specialises in complex, design-led schemes within the commercial, hospitality, and high-end residential sectors.
Due to the award of a prestigious project, they are now seeking an experienced Senior Quantity Surveyor / Commercial Manager to take the commercial lead on a 50m refurbishment and conversion of an existing commercial building into a luxury 5-star hotel in Central London.
This is a flagship project involving significant structural alterations, high-spec fit-out, and intricate coordination with design teams and specialist subcontractors.
The successful candidate will take full responsibility for the commercial management of the scheme, from pre-construction through to final account, ensuring financial performance, risk management, and contractual compliance throughout.
Working closely with the project director, site team, and client representatives, you will play a key role in driving value, managing costs, and maintaining strong commercial control on a fast-paced, high-profile development.
Key Responsibilities
- Lead all commercial aspects of the project from procurement through to final account
- Manage and administer the main contract and subcontract packages
- Oversee procurement strategy and appoint key subcontractors and suppliers
- Prepare, monitor, and report on project budgets, forecasts, and cost plans
- Identify, manage, and mitigate commercial risks and opportunities
- Value and certify subcontractor applications and manage payments
- Lead on variations, change control, and contractual correspondence
- Produce accurate monthly commercial reports for senior management
- Negotiate final accounts with clients and subcontractors
- Work closely with the project and design teams to ensure cost-effective delivery
- Maintain strong relationships with stakeholders, ensuring client satisfaction Requirements
- Proven experience as a Senior QS or Commercial Manager on refurbishment / fit-out projects
- Experience delivering high-value schemes (20m+) within commercial or hospitality sectors
- Strong knowledge of construction contracts (JCT preferred)
- Excellent commercial acumen and negotiation skills
- Ability to manage multiple stakeholders in a high-pressure environment
