As a Sales Negotiator at LIVINGWAY, you are the key driver of occupancy, revenue growth, and customer satisfaction. You will take ownership of the full sales lifecycle, from first enquiry to move-in, ensuring every prospect experiences a seamless, professional, and engaging journey. Key Responsibilities (Including, but not limited to):- Actively manage inbound and outbound property enquiries via phone, email, and online platforms, turning prospects into signed leases.
- Conduct engaging, professional property viewings and presentations that highlight the value and lifestyle of our communities.
- Maximise occupancy and revenue through negotiation, upselling, and proactive follow-ups.
- Build and maintain a pipeline of prospective tenants, tracking engagement and driving results.
- Use market knowledge to position LIVINGWAY properties competitively and close deals efficiently.
- Process tenancy applications and oversee move-ins, ensuring all documentation, background checks, and compliance obligations are fully met.
- Maintain excellent tenant relationships, providing fast, professional responses to queries, concerns, or complaints.
- Arrange regular property inspections to maintain quality, safety, and compliance standards.
- Act as a trusted point of contact for tenants, ensuring an exceptional living experience from day one.
- Monitor tenancy expirations and proactively manage renewals, achieving retention and maximising revenue.
- Negotiate lease terms, rental adjustments, and agreements in line with market trends and business objectives.
- Provide strategic advice to landlords on pricing, market positioning, and revenue opportunities.
- Collaborate with the wider team to achieve occupancy and revenue targets consistently.
- Maintain accurate, up-to-date records of tenancies, communications, and financial transactions.
- Prepare and deliver reports on occupancy, rental income, sales performance, and other key KPIs.
- Ensure full compliance with company policies, tenancy law, and regulatory standards.
- Deliver an exceptional, high-touch experience for every prospective and current resident.
- Represent LIVINGWAY with integrity, professionalism, and a focus on building long-term relationships.
- Proven experience in BTR, property sales, or leasing-focused roles, ideally with a strong track record of exceeding targets.
- Strong knowledge of property management, tenancy administration, facilities management, and legal compliance.
- Exceptional negotiation, upselling, and closing skills, with the ability to turn opportunities into results.
- Confident handling contracts, legal documentation, and accurate administrative record-keeping.
- Excellent customer service, communication, and conflict resolution abilities.
- Ability to prioritise multiple tasks in a fast-paced, results-driven environment with attention to detail and accountability.
- Proficiency in Yardi and Microsoft Office applications.
