The Role
This is not your typical leasing role. As an On-Site Leasing Manager, you are the commercial engine of the building. You are responsible for driving occupancy, maximising rental income, and owning the full leasing journey from enquiry through to move in and renewal. You will operate with high autonomy, including running the site independently when required (including Saturdays), and will be expected to think and act like a business owner for your asset. What You’ll Be Responsible For
- Driving Occupancy & Revenue
- Owning occupancy levels and leasing performance across the building
- Converting enquiries into lets through high-impact, consultative viewings
- Reducing void periods and maintaining strong leasing momentum
- Monitoring and improving conversion rates, response times, and pipeline performance
- Pricing, ERVs & Market Positioning
- Setting and reviewing ERVs (Estimated Rental Values)
- Carrying out regular rental analysis against local competitors
- Supporting pricing strategy, incentives, and yield optimisation
- Identifying opportunities to push rents and enhance asset performance
- Managing the Leasing Pipeline
- Managing all enquiries from portals, website, and direct channels
- Ensuring fast response times and consistent follow-up
- Progressing applications through to move-in efficiently
- Maintaining accurate CRM and pipeline visibility at all times
- Tenancy Expiry & Void Management
- Tracking tenancy expiry dates and lease events
- Managing Notice to Vacate (NTVs) proactively
- Driving early renewal conversations to retain residents
- Forward planning to minimise downtime between tenancies
- Running the Site (When Required)
- Taking full ownership of leasing operations when working solo
- Managing enquiries, viewings, admin, and resident interactions independently
- Ensuring no drop in service or performance standards
- Ensuring all apartments are fully rent-ready and presented to a high standard
- Coordinating with maintenance and cleaning teams for fast turnarounds
- Minimising delays that impact leasing or move-ins
- Resident Experience
- Acting as the face of Livingway
- Delivering a seamless journey from first enquiry to move-in and beyond
- Supporting retention through strong relationships and service
- Reporting & Performance
- Producing weekly leasing and occupancy reports
- Tracking KPIs including: Occupancy, Enquiries and lead sources, Conversion rates, Void periods and upcoming risk
- Providing clear insights and recommendations to improve performance
What We’re Looking For
- Proven experience in residential leasing, BTR, PBSA, hospitality or estate agency
- Strong track record in sales and hitting targets
- Commercial mindset with the ability to understand pricing and drive revenue
- Confident running operations independently when required
- Highly organised with strong attention to detail
- Professional, personable, and confident with customers
- Comfortable working in a fast-paced, target-driven environment
