Living Rooms was founded in 1992, offering a hotel alternative combining the luxury and services of a hotel with the privacy and space of one's own home. With an expanding collection of 7 properties, totalling 50 hotel rooms and 56 apartments across West London, each part of the Living Rooms collection reflects the needs of our guests in terms of location and practicalities as well as their expectations when it comes to high-end design and exceptional service. Each property is unique, curated with the same care and attention to detail as would be paid to a private home.

The Laslett takes its name from Rhaune Laslett, the community activist who organised the first Notting Hill Festival. That spirit of warmth, independence and local character runs through every Living Rooms property.

The role

We need a senior, hands-on expert to own Revenue across the whole Living Rooms portfolio. You will set pricing and distribution strategy for both a boutique hotel and a collection of serviced apartments. These two businesses behave very differently: nightly hotel demand on one side, and longer stays, corporate relocations and extended bookings on the other.

This is a technical role. You will build and maintain rate structures, manage channel mapping, protect rate parity and get the most from our systems. You will also be the commercial voice in the room, giving leadership clear forecasts and recommendations.

Working three days a week, you will need to be organised and decisive. You will set up the controls, training and reporting that let the business run well on the days you are not there.

Key responsibilities

Revenue strategy and pricing

  • Own the pricing strategy for The Laslett and every apartment building with a focus on our buildings with C1 Usage class, including BAR, length-of-stay pricing, restrictions, packages and long-stay and corporate rates.
  • Build and maintain room and apartment types, rate plans and derived-rate structures in the PMS, channel manager and any RMS.
  • Monitor demand, pace and pickup daily. Adjust rates and restrictions to hit or beat budgeted occupancy, ADR and RevPAR.
  • Track competitor pricing for both boutique hotels and luxury serviced apartments, and spot local demand drivers like events, medical travel and corporate relocations.
  • Lead the annual budget and pricing review for rooms revenue with the leadership team.

Distribution, mapping and parity

  • Manage all channel connections, including OTAs, GDS, corporate housing and relocation agents, and serviced apartment platforms.
  • Set up, map and audit room, apartment and rate mapping across every channel, and fix mapping errors before they cost bookings.
  • Monitor and enforce rate parity across all channels. Investigate and resolve parity breaches, including wholesale rate leakage.
  • Manage OTA relationships, commission levels and promotional programmes so they add value without making us dependent on third parties.
  • Grow direct bookings by working with Sales and Marketing on website conversion, member and direct-only offers, and the booking engine.

Forecasting and reporting

  • Produce weekly, monthly and rolling 3-month forecasts for each property and for the portfolio.
  • Report on business mix, channel performance, cost of acquisition and booking trends, with clear recommendations.
  • Pass leads and demand insight to the Sales team, including corporate accounts, long-stay enquiries and group opportunities.

Reservations oversight and capability

  • Set standards and controls for reservations across the hotel and apartments, including audits of availability, rates and guest profiles in the PMS.
  • Oversee the handling of groups and extended stays, including contracts, rooming lists, deposits and billing.
  • Build a revenue training programme for Front of House and reservations teams so rate and availability changes can be made correctly out of hours and when you are not working.
  • Write clear revenue SOPs and an escalation process for non-working days.
  • Review the revenue tech stack, then recommend and implement improvements.

How success is measured

  • RevPAR, ADR and occupancy against budget and the competitive set, tracked per property.
  • Direct booking share up, and total distribution cost per booking down.
  • No unresolved parity breaches or mapping errors.
  • Forecast accuracy within an agreed tolerance.
  • Revenue management fully running in-house, with systems, reporting and controls in place, within the first 90 days.
  • Front of House and reservations teams trained and confident to manage rates and availability when you are off.

About you

  • At least 5 years in hotel revenue management, including time at manager level or above, leading strategy rather than just executing it.
  • Hands‑on technical skills in channel mapping, rate plan building and parity management, and you set these up yourself rather than relying on a vendor.
  • Experience with a modern PMS, a channel manager, a booking engine and rate shopping tools.
  • Strong Excel for forecasting, pickup and pace analysis.
  • Confident presenting to senior leadership and making firm recommendations.
  • Self‑directed and organised enough to deliver a full remit in three days a week.
