As Pre-Construction Director at Liv Green, you will lead and take overall accountability for the Pre-Construction function, ensuring projects move from Sales handover through pre-construction and mobilisation in a controlled, commercially efficient and delivery-ready manner.
You will provide strategic direction to the team, set consistent standards and ensure forecasting, capacity, scope, programme and project readiness support Liv Green's operational and growth objectives.
As a Pre-Construction Director you will
- Lead the Pre-Construction function, providing clear direction, accountability and performance expectations across the team.
- Lead and develop the Head of Retrofit Coordination, Mobilisation Coordinator and surveying resource, ensuring clear ownership and effective working across the wider Pre-Construction structure.
- Own Pre-Construction forecasting and capacity planning, ensuring resource is aligned to pipeline demand and potential constraints are identified early.
- Set and maintain the standard for effective Sales-to-Pre-Construction handover, ensuring scope, measures, client commitments and key project information are sufficiently defined before work progresses.
- Provide senior oversight of mobilisation and project readiness, ensuring risks, dependencies and barriers to planned site starts are identified, challenged and resolved.
- Drive consistency across Pre-Construction processes, controls and ways of working, including IOE standards, scheduling, mobilisation planning and key project information.
- Work closely with Sales, Commercial and Operations to ensure Pre-Construction activity supports procurement readiness, programme delivery, commercial performance and revenue objectives.
- Use pipeline, mobilisation and performance information to provide the Senior Leadership Team with clear visibility of Pre-Construction performance, risk, capacity and priorities.
- Identify and deliver opportunities to improve efficiency, reduce avoidable cost and strengthen the commercial performance of the Pre-Construction function.
- Build a high-performing Pre-Construction team through effective leadership, coaching, performance management, succession planning and appropriate resource planning.
- Act as the senior point of escalation for Pre-Construction matters and represent the function in senior internal and client discussions where required.
- Ensure lessons learned from mobilisation and delivery are used to continuously improve Pre-Construction standards and project readiness.
To be successful as a Pre-Construction Director you will need
- Significant senior leadership experience within pre-construction, retrofit, construction, housing, energy efficiency or a closely related environment.
- Strong understanding of the end-to-end pre-construction lifecycle, including scope development, surveys, design coordination, mobilisation, procurement readiness and handover to delivery.
- Experience of leading and developing teams, including managing managers and creating clear accountability across a function.
- Demonstrable experience of improving forecasting, capacity planning, operational processes and project readiness.
- Strong commercial awareness and the ability to understand the impact of Pre-Construction decisions on programme, procurement, margin and revenue delivery.
- Confident stakeholder management skills with the ability to work effectively with senior clients and internal teams across Sales, Commercial and Operations.
- Strong analytical and decision-making skills, with the ability to use performance and pipeline information to identify risk and drive action.
- A proactive leadership style with the ability to challenge constructively, take ownership and drive continuous improvement.
