Dreamland, the beating heart of Margate! A one stop shop of festival fun, live entertainment, culture, food and vintage inspired amusement park rides. We are looking for an Estates and Maintenance Manager to effectively manage maintenance and compliance requirements of the Dreamland estate. To work with the existing online systems at Dreamland to log and monitor the works undertaken and required.

About the Role

The responsibilities include ensuring that the fabric of all buildings are presented to the highest standard and comply with all health and safety and venue requirements. The individual is expected to work closely with the Operations Director and other senior team members in the strategic planning of the businesses, providing and supplying information wherever necessary to assist in achieving the goals and targets as set by the company. The nature of the business demands flexibility over working hours to suit event and park opening hours, and the preparation involved. Depending on the time of year, this role will be approx. 20% office based and 80% out on site ensuring the maintenance of the estate is maintained.

Key Roles and Responsibilities:

  • Presentation of all facilities in advance of customer arrival and throughout all park and events.
  • To take responsibility for maintenance on the estate. To ensure that the grounds and estate are maintained to the highest possible standards.
  • Carrying out required repairs and maintenance at the venue.
  • Manage the Estates Assistant and work with the Operations and Estates Coordinator to assign tasks.
  • To maintain records of work completed and maintain records relating to planned and responsive maintenance. Recording all works on the companies PPM system.
  • To continually review working practices in each area, challenging existing practices where required and looking for improved methods of work aiming to achieve greater efficiencies.
  • To manage equipment used within the estate grounds and reporting back on general condition. This is to include plant and machinery.
  • Following legal and venue health and safety regulations and best practice, ensuring that the highest standards of safety are achieved on site.
  • Ensuring seasonal maintenance is undertaken as required around the demands of the venue.
  • Take a hands-on approach where appropriate to ensure all legal and insurance requirements are met with regards to testing and record keeping for areas including but not limited to the following:
    • Legionella control and management
    • Pest control management
    • Equipment servicing and maintenance
    • Fire alarm and emergency lighting testing and maintenance
    • CCTV maintenance

CONTRACTORS AND SUPPLIERS:

  • Assist to source and manage contractors for Dreamland, always looking to achieve best standards and value for the venue. Assisting with tender processes when looking for relevant new contractors.
  • Ensuring all contractors undertaking works at Dreamland have relevant insurances, permits, risk assessments or certification paperwork as required in line with the contractor’s policy and legal requirements.
  • Creating specifications for works, obtaining quotes and appointing contractors that deliver best value for money.
  • Advise where costs can be saved or efficiencies made through alternative suppliers and agreements.
  • Ensuring all contracted works are completed in accordance with the agreed specification and budget.

HEALTH AND SAFETY:

  • Working knowledge of relevant health and safety guidelines and requirements for estates and maintenance.
  • Manage the induction process for any new contractors onsite ensuring this is completed before any works start.
  • Carry out and document regular planned maintenance and venue checks to identify any maintenance issues across the venue including all front of house and back of house areas.
  • Populate, manage and maintain estate risk assessments for the site.

What We’re Looking For:

Essential

  • Experience of working in a supervisory/management hands-on estates/maintenance/facilities role.
  • A demonstrable solid grounding and understanding of estates and wider maintenance principles.
  • Experienced in working at height and/or confined spaces.
  • Additional relevant general facilities maintenance experience e.g. with carpentry, decorating, plumbing, electrics etc.
  • Attention to detail.
  • Ability to lead & motivate others.
  • Ability & willingness to work overtime, weekends, and holidays.
  • The ability to understand and interpret technical drawings, schedules, specifications, schematics & reports.
  • Prepared to work cohesively as part of a team.
  • Prepared to work to a shift pattern.
  • Good communicator.
  • Organised, methodical and tidy being able to work to deadlines and targets.

Desirable

  • Experience of working in a similar environment i.e. music venue, visitor attraction etc.
  • Previous experience in the use of a computer-based Maintenance Management System e.g. Mobaro Park.
  • An electrical qualification is desirable for this role but not a requirement, although there may be training opportunities through the business to achieve this.
  • MEWP Operator Licence
