This is one of those roles where you can actually make a visible difference. Not hidden behind layers of process, not stuck firefighting the same issues on repeat, but properly owning a patch and shaping how it runs.

We’re working with a growing, well-backed housing provider that’s building something properly structured from the ground up. Strong standards, clear expectations, and a genuine focus on residents rather than just ticking boxes.

The Role

You’ll take ownership of a mixed-tenure portfolio across Sutton and surrounding areas, delivering a hands-on, proactive housing management service. This isn’t just “keep things ticking over.” It’s about running your patch like it’s yours.

  • Managing tenancies and leasehold relationships from start to finish
  • Handling ASB, arrears and breaches with confidence and clear judgement
  • Overseeing repairs and maintenance, particularly across blocks and communal areas
  • Carrying out regular inspections and picking up issues before they escalate
  • Working closely with contractors to make sure work is actually done properly
  • Supporting lettings, voids and ensuring homes are ready to go
  • Dealing with complaints and resident queries without passing the buck
  • Keeping everything compliant, documented and audit-ready

What They’re Looking For

  • Solid experience in housing or tenancy management
  • Comfortable dealing with ASB, arrears and complex cases
  • Good understanding of housing legislation and compliance
  • Able to manage contractors without being fobbed off
  • Organised, proactive and not someone who waits to be told what to do
  • Strong communicator who can handle residents, stakeholders and difficult conversations

This is a business that’s growing, which means you’re not stepping into a rigid, boxed-in role. There’s room to shape things, improve processes and actually be heard.

If you like structure, standards and autonomy without the usual bureaucracy, this will suit you.
