The Role
This is a hands‑on leadership role managing a busy repairs and maintenance service within a well‑established housing provider. You will be responsible for ensuring the service delivers consistently, efficiently, and to a high standard across day‑to‑day repairs, voids, and planned works. This is not a passive oversight role. You will be expected to step in, take control, and drive performance.
Key Responsibilities
- Lead the delivery of repairs, maintenance, and voids services across the portfolio
- Manage contractor performance to ensure quality, value for money, and compliance
- Take ownership of KPIs, service delivery metrics, and operational performance
- Manage budgets, forecasting, and financial controls alongside finance partners
- Drive service improvements, reviewing and refining processes where needed
- Lead and develop a team, setting clear expectations and addressing underperformance
- Ensure full compliance with health and safety legislation and best practice
- Work closely with senior stakeholders to deliver strategic and operational priorities
Experience Required
- Proven experience within social housing property services or repairs
- Strong background managing contractors and service delivery
- Experience leading teams and improving performance
- Commercial awareness, including budget and cost control
- Good understanding of compliance, health and safety, and housing legislation
- Able to step into a live environment and quickly stabilise and improve services
