An established Housing Association is seeking an experienced Property Manager (Rent to Buy) to join its expanding Property Management team, taking ownership of a portfolio of homes across the Greater Manchester region. This is an excellent opportunity for an experienced housing professional with a strong background in tenancy and property management to play a key role in supporting residents throughout their Rent to Buy journey, while ensuring excellent property standards, maximising rental income and delivering an exceptional customer experience.

The Role

As Property Manager, you will manage a designated portfolio of Rent to Buy properties, taking responsibility for the full customer journey from lettings through to tenancy sustainment and eventual home ownership. You will manage housing management functions, tenancy compliance, void turnaround, income collection, repairs, ASB cases and property inspections whilst ensuring the portfolio remains compliant with housing legislation and landlord obligations. Working closely with residents, contractors and internal teams, you will deliver a proactive, customer-focused service that protects the organisation's assets whilst helping customers successfully progress towards purchasing their home.

Key Responsibilities

  • Manage a designated Rent to Buy property portfolio from end to end.
  • Support the delivery of lettings, tenancy progression and tenancy sustainment.
  • Maximise rental income whilst minimising void periods.
  • Carry out property viewings and support new tenancy sign-ups.
  • Manage Anti-Social Behaviour (ASB) cases through to resolution.
  • Monitor rent accounts and support income collection activities.
  • Identify and investigate subletting, tenancy fraud and associated risks.
  • Ensure compliance with housing legislation, tenancy agreements and landlord responsibilities.
  • Coordinate repairs and maintenance through to completion.
  • Conduct property inspections and monitor property standards.
  • Support new build handovers and ongoing scheme performance.
  • Maintain accurate housing management records and case files.
  • Build strong working relationships with residents, contractors and partner agencies.
  • Deliver an excellent customer-focused housing management service.

Essential Experience

  • Recent experience working within a Local Authority, Council or Housing Association (essential).
  • Strong housing management and tenancy management experience.
  • Experience managing a residential property portfolio.
  • Knowledge of tenancy legislation and landlord responsibilities.
  • Experience managing voids, lettings and tenancy sustainment.
  • Experience managing ASB cases.
  • Experience monitoring rent accounts and income recovery.
  • Experience managing repairs and maintenance.
  • Strong customer service and stakeholder management skills.
  • Excellent organisational and case management abilities.
  • Confident using housing management systems and Microsoft Office.
  • Full UK Driving Licence (essential).
