We are currently managing an exclusive permanent mandate for a rapidly scaling, ultra-premium London architectural finishes and commercial fit-out contractor.

The Role

This is a strategic career step-up for an ambitious, high-performing Project Manager ready to transition into senior leadership. We are seeking a stable professional to help build, lead, and scale the project delivery function over the coming years. Working directly alongside the Commercial Director and business owners, you will transition out of corporate red tape and step into an environment where you hold genuine operational autonomy, visible business impact, and a clear path toward equity status.

Key Duties & Responsibilities

  • Delivery Function Leadership: Taking full operational control of the live project delivery pipeline, managing complex commercial packages, fast-track workspace interior handovers, and high-spec specialist subcontract packages.
  • Commercial & Pre-Con Management: Partnering directly with the Commercial Director to spearhead pre-construction planning, client workshops, design coordination, estimating, and the administration of JCT contract scopes.
  • Subcontractor & Supply Chain Control: Driving absolute site accountability, programming daily delivery targets, and managing high-end trade interfaces to protect corporate project margins.
  • Business Scaling & Mentorship: Acting as a core pillar of the company’s expansion plan by building, structuralizing, and leading the project delivery teams as the contract pipeline grows.
  • Quality Assurance & Handover: Overseeing defect prevention and progressive quality sign-offs through all project stages to secure immaculate, high-standard client handovers.

  • Fit-Out Pedigree: A flawless, verifiable track record delivering commercial Cat A/Cat B workplace schemes, high-end interior refurbishments, or complex specialist trade packages in London.
  • Technical & Commercial Sharpness: Deep understanding of JCT contracts, look-ahead programming (Asta/MSP), and excellent client-facing polish.
  • Qualifications: NVQ Level 6/7 (Black CSCS Managerial Card), SMSTS, and First Aid at Work certifications.
  • Right-to-Work: Full biometric Right-to-Work documentation (Passport or Share Code).
