Purpose of the role: To be part of the onsite team, responsible for a number of areas, including but not limited to, planned and reactive maintenance, statutory compliance and ensuring the condition of the property is checked on and reported. The role requires the postholder to be competent, work with minimal direct supervision within their designated remit and to liaise with a range of internal and external contacts including suppliers and contractors. The postholder will be responsible for driving a high-quality customer experience in relation to the speed and quality of the service provided to reported faults and the general condition, state and repair of the property.
Main Duties:
- Work alongside the Property Manager and property team to ensure responsive, high quality reactive maintenance with a focus on exceptional customer service is delivered to residents, and throughout the Property, at all times.
- To prioritize and manage all work orders and the allocation of maintenance tasks to ensure these are closed off in a timely manner.
- To provide a knowledgeable assessment of works conducted by external contractors and confirm works have been completed to a high standard.
- To carry out maintenance including on the spot repairs, works related to plumbing (fix leaks; unclog drains; fixture replacement); electrical items (light fixture replacement and outlet repair, smoke and CO maintenance); carpentry tasks; painting and finishing; appliance maintenance and repair; and other tasks required across the building.
- Accountability for maintenance, and compliance checks as well as ensuring complete storage of servicing certification and servicing partners' compliance documents.
- Provide advice and recommendations on issues relating to the management of facilities and health & safety.
- Provide immediate assistance in the event of incident or emergency, when requested by the Property Manager.
- Support and promote proactive sustainability practices within the property.
- To act as the point of contact for locally delivered FM activities including hygiene risk assessments, health & safety audits, and other external inspections.
