Lincoln Cornhill is proud to be working with a reputable housing provider in the East Midlands who are seeking to appoint a permanent Head of Property Services.
The appointed candidate will lead the transformation of the Direct Labour Organisation to reshape critical frontline services, driving commercial performance, operational excellence and cultural change across responsive repairs, damp and mould remediation and planned service improvement.
The range of function which are covered include:
- Manage a team of approx. 60, including Operations Managers, Team Leaders and Trades staff
- Lead transformation and continuous improvement initiatives across operational service delivery functions
- Deliver high-quality responsive repairs and damp & mould services in line with regulatory requirements
- Review service performance, identify root causes of underperformance, and implement targeted improvement plans
- Drive productivity, cost control, and resource optimisation to maximise operational efficiency and value for money
- Build and maintain a strong performance culture through visible leadership, accountability, and employee engagement
- Improve customer satisfaction and enhance the overall customer experience through service excellence initiatives
- Lead operational change programmes, embedding innovation, best practice, and modern ways of working
- Manage budgets, financial forecasting, and commercial decision-making to support organisational objectives
- Influence senior leaders and key stakeholders through data-driven insight, performance reporting, and strategic recommendations
- Develop collaborative relationships across internal teams, delivery partners, contractors, and external stakeholders to support service outcomes
Experience and skills required:
- Significant senior leadership experience in repairs, maintenance or DLO transformation
- Strong commercial and operational expertise gained within complex, customer-focused organisations.
- Demonstrated success in delivering service redesign, organisational turnaround, and large-scale operational improvement programmes.
- Strong financial management skills, including budget accountability, cost control, and driving operational efficiencies.
- Proven ability to lead teams through change, foster engagement, and build high-performing, results-focused cultures.
