About The Role
As part of our continued growth, we are seeking an experienced and commercially focused Senior Hard FM Estimator to join our Technical Solutions team.
Reporting to the Technical Solutions Director, you will prepare accurate, competitive and compliant pricing for strategic Hard FM tenders.
Working closely with Bid, Commercial, Procurement, Operations, Mobilisation and Transition teams, you will develop robust cost models, identify risks and opportunities, and ensure submissions align with client requirements, SFG20 standards and industry best practice.
The role will also support asset verification, mobilisation and transition activity by validating asset data and maintenance regimes to enable accurate pricing, smooth mobilisation and effective operational delivery.
This senior role requires strong Hard FM estimating experience, commercial acumen and the ability to manage multiple tender opportunities.
Regular UK travel will be required for site surveys, tender support and engagement with clients and operational teams.
- What You Will Be Responsible For
- Review tender documentation, specifications, drawings and asset information to understand contract requirements, scope and pricing assumptions.
- Lead the preparation of detailed cost models for Hard FM services, including PPM, reactive maintenance, minor works and lifecycle activities across a range of contract values and sectors.
- Develop labour resource models, subcontractor strategies and cost build-ups that support competitive and commercially robust tender submissions.
- Conduct site surveys and technical due diligence to validate asset information, identify commercial risks, access constraints and opportunities, and inform pricing assumptions.
- Translate client specifications, asset registers and maintenance requirements into accurate, compliant estimates aligned to SFG20, statutory obligations, manufacturer recommendations and client-specific requirements.
- Identify commercial risks, assumptions and exclusions within tender documentation and ensure they are appropriately reflected within pricing submissions.
- Liaise with specialist subcontractors and the procurement team to obtain competitive quotations and evaluate supply chain solutions.
- Collaborate with Bid, Commercial, Operational and Finance teams to develop commercially viable pricing strategies and tender submissions.
- Support pricing reviews, governance processes and commercial presentations, providing technical input during internal approval meetings and client clarification sessions.
- Work with Transition and Mobilisation teams to transfer pricing assumptions, asset data and mobilisation requirements following contract award.
- Support asset verification activities where required, validating asset registers and technical information to inform PPM schedules, maintenance planning and mobilisation.
- Ensure estimating assumptions, asset data requirements and priced delivery approaches are clearly documented and communicated to Transition and Operational teams to support the accurate setup and ongoing management of asset information within Joblogic and other CAFM systems.
- Maintain and develop estimating databases, pricing models, labour norms and historical cost information to improve future bid accuracy.
- Provide estimating support for operational quoted works, contract variations and minor project opportunities, as required.
- Monitor market trends, labour rates, material costs and supply chain pricing to keep estimates competitive and commercially robust
- Lead continuous improvement initiatives, reviewing tender outcomes and implementing lessons learned to improve estimating processes, templates and pricing methodologies.
- Support the Technical Solutions Director by providing mentoring and technical guidance, as required to the Renewal Manager and the less senior estimators and bid team members where appropriate
- What We Are Looking For
- Minimum 5 years' estimating experience within Hard Facilities Management, Building Services or M&E Maintenance.
- Proven experience leading pricing for complex Hard FM tenders across sectors such as commercial, healthcare, education, retail and industrial environments.
- Strong understanding of Mechanical, Electrical and Building Fabric services within a maintenance environment.
- Excellent knowledge of SFG20 maintenance standards, statutory compliance requirements and planned maintenance principles.
- Experience developing labour models, cost build-ups and subcontracted service pricing.
- Strong commercial acumen with the ability to assess pricing risk, opportunity and value for money.
- Advanced Microsoft Excel skills, with the ability to produce and interrogate detailed pricing models.
- Experience using CAFM systems such as Joblogic, Concept, Maximo or Planon.
- Excellent analytical, communication and stakeholder management skills.
- Willing and able to undertake site surveys across the UK.
- Full UK Driving Licence.
Desirable Experience & Qualifications
- HNC/HND or Degree in Building Services Engineering, Mechanical or Electrical Engineering, Quantity Surveying or a related discipline.
- Membership of RICS, CIBSE, IWFM or other relevant professional body.
- Knowledge of NEC and JCT forms of contract.
- Knowledge of TUPE principles and mobilisation cost planning.
- Experience implementing or developing estimating systems, pricing tools or cost databases.
- Experience mentoring or leading junior estimators.
