We are looking for a proactive, analytical, and execution-driven Real Estate Transaction Manager, EMEA/APAC to join our team. In this role, you will lead early-stage market identification, site selection, spatial and technical due diligence, broker management, and landlord negotiations. Acting as a critical link between internal teams, you will build strategic pipeline forecasts, identify suitable premises and shortlist sites, and lead the full lifecycle of real estate transactions.

This position requires occasional travel to support business operations, which is considered an essential function of the role. Lime will provide reasonable accommodations as needed.

What You'll Do:

  • Drive the full lifecycle of real estate transactions for defining spatial and technical requirements, lead new site acquisitions, relocations, and renewals across markets, directing commercial real estate brokers and leading direct commercial and lease negotiations with landlords.
  • Negotiate commercial terms, rent structures, incentives, and exit/termination provisions to maximize capital efficiency and operational agility.
  • Build and maintain a real estate location forecast and pipeline across target growth markets by partnering with internal teams, pre-screening properties in key target expansion markets to ensure immediate execution upon market opportunities.
  • Conduct market research, property analysis, and site tours, narrowing down site options to a curated shortlist of high-quality industrial locations per target market that balance operational needs with capital expenses and total occupancy costs.
  • Ensure all candidate sites meet local municipal zoning laws, commercial use permits, all operational technical requirements and strict electrical capacity requirements.
  • Prepare comprehensive financial models, business cases and investment memos in collaboration with local operations, evaluating occupancy/housing costs and capacity against internal benchmark parameters.

About You:

  • Education: Master’s degree in Business Administration, Real Estate Management, Economics or equivalent experience.
  • Experience: 5+ years of experience in commercial real estate, corporate real estate site selection, industrial/logistics real estate site acquisition across EMEA and APAC.
  • Analytical Skills: Strong financial modeling skills (Excel/Google Sheets) and deep understanding of occupancy cost structures, CapEx, and lease agreement terms.
  • Stakeholder Management and Interpersonal Skills: Strong communicator adept at navigating complex cultural and regulatory landscapes to manage external partners and drive consensus across internal teams (Operations, Finance, Legal, Procurement, Municipalities). Operates with high ownership and autonomy while remaining an active team player, bringing a strategic, problem-solving mindset to balance short-term execution with long-term growth.
  • Agility: Ability to thrive in a fast-paced environment and manage multiple site selection workstreams concurrently across diverse geographic markets.
  • Language: Professional fluency in English required. Willingness to travel (~20–30%) for site selection, tours, and technical due diligence.

Preferred Experience:

  • Proficiency in a second regional language (e.g., French, German, or Italian) is highly preferred.
  • In-house or tenant-side real estate experience within a fast-growing, multinational organization.
  • Experience managing and coordinating commercial real estate brokers across multiple geographic markets simultaneously.
  • Exposure to real estate transactions, site selection, or market expansion within APAC markets.
  • Familiarity with sustainability-focused infrastructure, including solar photovoltaic (PV) systems and electric vehicle (EV) charging infrastructure.
