Responsibilities:

  • A District Manager’s responsibilities include overseeing the operations of a multi‑family residential community, ensuring financial success, supervising on‑site personnel, and providing a quality living experience for residents.

Leadership:

  • Manage, hire, schedule, and develop the on‑site team, including office and maintenance personnel.
  • Evaluate staff efficiency and provide ongoing training, coaching, counseling, and supportive leadership.
  • Ensure all employees comply with company policies and procedures, and complete required training in a timely manner.

Operational/Administrative:

  • Responsible for the community budget and achievement of operational, financial, and occupancy goals, overseeing all accounting and financial matters.
  • Provide vendor/contractor communication for scheduling, billing, vendor relations and certificates of insurance.
  • Oversee all Capital Expenditure projects, including approvals, letters, tracking, scheduling, and inspections.
  • Participate and oversee staff in outreach marketing activities to obtain prospective residents.
  • Conduct regular property walks/inspections to ensure maintenance according to LMH’s quality standards.
  • Ensure make‑readies and maintenance projects are completed accurately and timely according to LMH’s quality standards.
  • Contribute to a safe environment, reporting potential hazards and adhering to safety policies.
  • Comply with all federal, state, local laws and LMH policies.

Resident Relations:

  • Ensure resident concerns and requests are responded to in a timely basis to ensure resident satisfaction.
  • Work with district staff to develop and implement resident retention programs.
  • Consistently enforce community policies and take corrective action when necessary.

Qualifications:

  • Minimum of 3 years’ experience in the property management industry (previous supervisory experience preferred).
  • Proven success demonstrating leadership, customer service, problem‑solving, decision‑making, multi‑tasking, communication, and organizational skills.
  • Ability to encourage a positive and collaborative team environment.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Fair Housing certification required within 2 weeks of employment.
  • Experience with budgets and financial operations.
  • Effective communication with management, military partners, subordinates, vendors, or residents.
  • Ability to multi‑task, prioritize and delegate duties to achieve operational objectives.
  • Positive professional demeanor in all business interactions.
  • Proficient with personal computers, email, Microsoft Office; experience with Yardi or Payscan preferred.
  • Valid driver’s license and ability to operate a motor vehicle.
  • Willingness to travel to regional locations for work, training, or meetings.
  • Available to work a flexible schedule including weekends, off‑hours, and emergencies as required.
