The Opportunity

We are seeking an Investment Manager to join our office in London. This individual will take end-to-end ownership of investment activity, from sourcing and underwriting through to execution and asset-level value creation. The role is analytical and relationship-driven in equal measure, suited to a natural business developer who wins trust quickly.

What You'll Be Doing

  • Source, screen, and originate value-add and development opportunities across the living and operational real estate sectors, through your own network and through brokers.
  • Underwrite and build detailed financial models, including development appraisals and multi-tier cash flow and waterfall models, owning the assumptions throughout.
  • Lead transactions from origination to completion, covering due diligence, structuring, negotiation, and execution, and managing external advisers across legal, technical, and commercial workstreams.
  • Prepare and present clear investment recommendations to the principals, setting out returns, risks, and key sensitivities.
  • Negotiate financing, including term sheets and facility agreements, and manage drawdowns alongside the deal.
  • Proactively build and nurture relationships with prospective capital partners, ranging from family offices to real estate private equity firms, to support equity raising across the deal pipeline.
  • Own and continually improve internal operational process, keeping deal tracking, reporting, and workflows running smoothly across the business.
  • Use AI tools to sharpen and accelerate the investment process, across research, screening, modelling, drafting, and analysis.
  • Work closely with the team to shape and deliver business plans, including capex programmes, planning strategy, and value-add execution.
  • Maintain market intelligence on living and operational real estate fundamentals, comparable schemes, and local dynamics.

About You

  • 3–6 years of relevant professional experience.
  • Exceptional people skills paired with a genuine hunger to deliver business development for the firm.
  • Track record of originating and executing transactions with direct experience in one or more of PBSA, co-living, hotels, build-to-rent, or similar operational asset classes.
  • Strong, hands-on financial modelling, able to build and interrogate development appraisals and cash flow models in Excel from scratch, as this is a modelling-heavy role.
  • Real, demonstrable capability with AI tools, not surface-level familiarity. You actively use AI to do real work, whether building and prompting models, automating analysis, accelerating research, or improving how deals get done, and you can show how it has changed your output.
  • Sound commercial judgement, with a clear grasp of risk, value drivers, and deal structuring.
  • Organised and self-directed, with the discipline to keep things running without oversight.
  • A confident communicator who can present recommendations crisply to decision-makers and counterparties.
  • Comfortable operating autonomously in a flat, fast-moving team, resourceful, and willing to wear several hats.
  • Degree-level education in a numerate or otherwise relevant discipline.
