Pre-Construction Manager – Commercial Fit Out Manchester | £65,000–£75,000 + £5,000 Car Allowance | Permanent LGP Consultancy are recruiting an experienced Pre-Construction Manager for an established commercial fit-out contractor, managing projects from tender award through design, procurement and pre-start to handover. The Role * Lead the pre-construction process from tender award through to delivery team handover. * Review drawings, Employer’s Requirements, specifications, scopes and tender documentation. * Manage RFIs with clients, consultants, architects and subcontractors. * Coordinate project scope, design development and technical requirements. * Identify project risks and develop mitigation strategies. * Lead MEP design development and consultant approvals. * Coordinate Stage 5 construction drawings and ensure approval before start on site. * Work with the Project Director to appoint PMs, QSs and Site Managers. * Manage Building Control throughout the project lifecycle. * Develop project programmes and procurement schedules. * Develop procurement strategies aligned with project programmes. * Oversee subcontractor procurement and placement of compliant orders. * Ensure subcontractor and supplier orders are placed on time. * Manage supply chain design and procurement coordination. Manage miscellaneous material and product procurement. * Coordinate joinery drawings, RFIs, materials and procurement through to workshop handover. * Organise client, consultant and shopping centre pre-start meetings. Ensure permits and approvals are in place before start on site. * Organise subcontractor pre-start meetings and delivery team handovers. * Establish weekly subcontractor/site coordination meetings. * Work alongside the estimating team on programmes and procurement schedules. * Develop logistics plans and project methodologies. * Attend tender interviews and client presentations. * Ensure compliance with regulatory, H&S and quality requirements. * Coordinate Health & Safety Files, O&M information and certification/ Ensure all project documentation is completed ahead of Practical Completion. About You * Proven experience as a Pre-Construction Manager, Pre-Contracts Manager or Senior Project Manager. Strong commercial fit-out or Design & Build background. * Experience delivering retail, commercial, leisure or high-quality fit-out projects. * Strong technical and design coordination knowledge. * Experience managing MEP design and approvals. Strong procurement and subcontractor management experience. * Excellent programme, risk and stakeholder management skills. * Strong commercial awareness and negotiation ability. Excellent communication and organisational skills.
