The Complex and Cyclical Repairs Manager leads significant repair and cyclical works that sit between responsive repairs and large‑scale planned renewal. The role focuses on tackling complex, repeat and high‑risk issues through smarter, predictive planning rather than reactive response. It reduces repeat failure, controls costs and improves compliance by intervening at the right time and scale. This newly created post closes a critical operational gap and delivers lasting improvements for residents and homes.

Responsibilities
  • Lead significant repair and cyclical works beyond day‑to‑day responsive repairs but below large‑scale planned renewal.
  • Reduce avoidable spend through smarter, predictive planning, tackling recurring and emerging building issues before they become failures.
  • Intervene at the right time and scale to reduce repeat failure, control costs and improve compliance.

What We’re Looking For

We’re looking for a pragmatic problem‑solver who is comfortable operating in grey areas and taking ownership of complex issues that don’t fit neatly into standard processes. They will be naturally preventative in their thinking, spotting patterns, trends and early warning signs and acting before small issues become costly failures. They’ll have the confidence to challenge reactive norms, balancing risk, cost and resident impact to make sound, evidence‑led decisions. Strong collaboration skills are essential—someone who can work across teams, influence without formal authority and bring clarity to overlapping responsibilities. Above all, we need a manager who is outcomes‑focused, calm under pressure and motivated by doing the right work at the right time for residents.

Location

The job is primarily based in Laurence House, but we operate a hybrid approach where you will be required to work both in the office and from home on a regular basis.

Salary

£63,816 - £66,084 per annum (PO8). N.B: All appointments will be offered at the minimum spinal column point (SCP) for the grade of the role. The only exception to this will be when matching current salary (up to the maximum of the scale), which is subject to evidential proof.
