You’ll join a focused, creative, and commercially-minded team at a critical point in our journey.
About the Role
We’re looking for a driven, confident and commercially minded Business Development Manager to join our team and take the lead on new business growth. This is a high impact role with a clear remit: win the English market. You’ll own the full sales cycle from prospecting, qualifying, demoing, to negotiating and closing across letting agency franchises, independent letting agents, housing associations and build-to-rent operators. You’ll bring a network. You’ll be the tip of the spear for our England expansion and you’ll have the autonomy, support and product roadmap behind you to make it happen.
Key Responsibilities
- Building and executing your own territory plan from a standing start
- Generating your own pipeline through outbound prospecting, networking, industry events and your existing book of contacts
- Running discovery calls and product demos for River LPM and our wider product suite, including the AI‑powered tools coming to market
- Closing new business across letting agents, housing associations, build-to-rent operators and lettings franchise networks
- Travelling across England where required to meet prospects face‑to‑face
- Feeding market intelligence back into the product team to shape our roadmap and England‑specific propositions
- Hitting (and exceeding) ambitious new‑business revenue targets
- Managing your own budget
About You
We’re looking for someone with:
- Proven BDM track record with a minimum of 3–5 years in a new‑business role, ideally selling SaaS or services into property, lettings, housing, or prop‑tech
- Hunter mentality — you build pipeline from nothing, you don't wait for marketing to feed you and you measure your week by activity and outcomes
- Strong demo and negotiation skills — comfortable selling to operations directors, MDs and business owners
- Commercial autonomy — you can run a territory like it’s your own P&L, with minimal hand‑holding
- Full UK driving licence and willingness to travel across England regularly
- Right to work in the UK — we are unable to sponsor visas for this role
- An existing network in at least one of: lettings agencies, housing associations, build‑to‑rent operators or lettings franchise groups
- Familiarity with CRM tools and sales automation platforms
- Familiarity with the regulatory landscape
- Experience selling AI‑enabled or workflow automation products
