As a Senior Portfolio Manager, you are the technical custodian within the Development Finance team to manage opportunities from Origination through to Completion and throughout the term of the facility. Responsible for ensuring that our most complex development projects remain on track, on budget, and on schedule for redemption. Reporting to the Operations Manager, you will manage a portfolio of high‑value cases, acting as the primary link between the borrower and the business. This role goes beyond simple administration; you will be required to critically assess Quantity Surveyor (QS) reports, monitor construction milestones, and identify potential “drifts” in project viability. You will act as a mentor to Portfolio Associates, ensuring that the management of facilities are conducted to the highest standard of technical and commercial rigor.

Key Responsibilities

  • Manage new opportunities from Origination, running the required credit searches and liaising with Credit to obtain formal Credit Approval to proceed.
  • Instruct professionals and ensuring that they are receiving the appropriate information for them to compile their reports, reviewing each report upon receipt and liaising with Credit Underwriters for further sign‑off.
  • Proactively manage facilities through due diligence to completion, acting as a main contact for the Borrower, Professionals and Internal Stakeholders.
  • Take direct ownership of a high‑value portfolio of development loans, overseeing the full lifecycle from first drawdown to final redemption.
  • Lead the review and processing of complex monthly drawdown requests, critically analyzing Monitoring Surveyor reports and cost‑to‑complete forecasts.
  • Monitor project covenants and milestones, proactively identifying and escalating potential breaches or delays to the Operations Manager.
  • Build and maintain strong relationships with borrowers, project managers, and monitoring surveyors through regular interaction and site visits.
  • Manage the facility amendment and extension process for your portfolio, preparing technical papers for Credit Committee approval.
  • Oversee construction security requirements, ensuring all insurance policies and warranties remain valid throughout the build.
  • Maintain 100% accuracy within the internal credit management system, including cash flow forecasts and sales exit plans.
  • Act as a technical mentor to Portfolio Associates, providing guidance on complex construction issues and professional service standards.
  • Partner with the Treasury and Finance teams to ensure accurate reporting on funding line utilization and portfolio performance.
  • Collaborate with the Product team to drive improvements in the portfolio management platform and internal automation tools.

About you

  • Extensive experience in a portfolio management or monitoring role with a specialist development finance lender.
  • Deep technical understanding of the construction process, including planning, building regulations, and QS reporting.
  • Proven ability to critically assess development appraisals and construction budgets to identify potential overruns or risks.
  • Strong relationship management skills with experience dealing with professional developers and technical consultants.
  • Exceptional attention to detail and a commitment to maintaining accurate, real‑time data across large portfolios.
  • High level of proficiency in Excel and experience using Salesforce or similar portfolio management software.
  • A dispassionate and independent thinker who can remain objective when assessing project delays or cost increases.
  • Strong problem‑solving skills with a “solutions‑focused” approach to managing distressed or challenging cases.
