My client is a leading Tier One Main Contractor with a strong reputation for delivering major commercial, residential, healthcare, life sciences, and mixed-use developments across the UK. With a strong pipeline of high-profile projects and continued growth, they are seeking an experienced MEP Quantity Surveyor to join their commercial team. This is an excellent opportunity to work on large-scale, complex projects, taking commercial responsibility for the Mechanical, Electrical, and Public Health (MEP) packages from procurement through to final account.
The successful candidate will play a key role in managing the commercial performance of MEP packages, ensuring robust cost control, risk management, and contractual compliance while working closely with project teams, consultants, and subcontractors. Key Responsibilities – Commercial Management (MEP)
- Take commercial responsibility for MEP packages from pre-construction through to project completion and final account.
- Review tender documentation, drawings, specifications, and contract requirements relating to MEP scope.
- Assist in procurement strategy and management of MEP subcontractor packages.
- Prepare tender analysis, recommendations, and subcontract documentation.
- Manage subcontractor accounts, including valuations, payments, variations, and final accounts.
- Monitor and report on MEP package costs, budgets, forecasts, and cash flow.
- Prepare and submit client valuations in line with contract requirements.
- Identify, price, negotiate, and agree variations and change control.
- Work closely with design, planning, and operational teams to ensure commercial and programme alignment.
- Undertake cost reporting and provide accurate financial updates to senior commercial management.
- Identify commercial risks and opportunities across MEP packages and implement mitigation strategies.
- Ensure compliance with contractual obligations, company procedures, and project governance.
- Support the wider commercial team on overall project cost management where required.
- Attend commercial, progress, and subcontractor meetings.
Required Experience
- 3–7 years’ experience as a Quantity Surveyor, with a focus on MEP packages.
- Experience working for a Main Contractor, M&E Contractor, or specialist subcontractor on large-scale construction projects.
- Strong understanding of mechanical, electrical, and public health systems within construction.
- Proven experience managing MEP subcontractor packages from procurement through to final account.
- Strong knowledge of standard forms of contract, particularly JCT and NEC.
- Experience on large-scale commercial, residential, healthcare, data centre, or life sciences projects is highly desirable.
- Excellent cost management, forecasting, and reporting skills.
- Ability to interpret technical drawings, specifications, and programmes.
- Strong negotiation and stakeholder management skills.
- Commercially astute with strong attention to detail.
- Ability to work in a fast-paced, high-value project environment.
Qualifications
- Degree qualified in Quantity Surveying, Commercial Management, or a related construction discipline.
- RICS accreditation (or working towards) is desirable but not essential.
