At leaf HOSPITALITY, we're looking for an experienced Group Property Manager to lead property maintenance, engineering standards and capital projects across our growing hotel portfolio.

This is a key leadership role responsible for ensuring our hotels remain safe, compliant and maintained to the highest standards.

Combining strategic oversight with a hands‑on approach, you'll support hotel teams, lead refurbishment and capital projects, oversee planned maintenance programmes and help deliver exceptional environments for our guests and teams.

  • What You'll Be Doing
  • Property Leadership
  • Develop and deliver the Group Property Maintenance Strategy across the portfolio.
  • Provide strategic and technical leadership across property maintenance, engineering and asset management.
  • Support hotel teams with expert advice, driving consistency and best practice.
  • Identify opportunities to improve asset performance and operational efficiency.
  • Coach, support and develop on‑site maintenance teams, promoting consistent standards and best practice across the portfolio.
  • Support hotels in managing property‑related emergencies, major incidents and business continuity requirements.
  • Drive sustainability, energy efficiency and environmental improvement initiatives across the portfolio, as part of our ESG commitment.
  • Monitor energy consumption and identify opportunities to reduce operating costs and improve environmental performance.
  • Maintenance & Compliance
  • Lead Planned Preventative Maintenance (PPM) programmes and statutory compliance across all hotels.
  • Ensure properties remain safe, compliant and maintained to a high standard.
  • Monitor property performance, identify risks and drive continuous improvement.
  • Maintain effective compliance processes, reporting and engineering standards.
  • Projects & Hotel Development
  • Lead the property aspects of refurbishment, capital investment and new hotel opening projects.
  • Provide technical expertise throughout project planning, delivery and handover.
  • Ensure projects are delivered safely, on time, within budget and with minimal operational disruption.
  • Support operational readiness and the long‑term performance of our assets.
  • Commercial & Contractor Management
  • Procure and manage contractors and suppliers, ensuring high standards of quality, safety and value.
  • Support maintenance and capital expenditure budgeting across the portfolio.
  • Monitor contractor performance and service delivery.
  • Prepare and present property performance updates, capital project progress and asset improvement recommendations to hotel owners and senior leadership.

What We're Looking For

  • Significant experience in property, engineering or facilities management, ideally within a multi‑site hospitality or customer‑focused environment.
  • Strong technical knowledge of building maintenance, engineering systems, statutory compliance and health and safety legislation.
  • Proven experience delivering planned maintenance programmes, refurbishment projects and capital investment works.
  • Commercial awareness, with experience managing contractors, suppliers and property‑related budgets.
  • A proactive, solutions‑focused approach with excellent organisational, problem‑solving and stakeholder management skills.
  • The ability to build strong relationships, influence others and provide practical leadership across a diverse hotel portfolio.
  • Professional qualifications in Building Services, Facilities Management, Engineering, or a related discipline would be advantageous.
  • IOSH, NEBOSH, IWFM, HNC/HND, Degree or equivalent technical qualification desirable.
  • Full UK driving licence and willingness to travel regularly across the hotel portfolio.
  • This role involves regular travel across our hotel portfolio and occasional overnight stays where required.
  • Hybrid role based in the UK with regular travel across our hotel portfolio. Flexibility to visit hotels as business needs require is essential.
