Charter Whyman Estate Agents is looking for an experienced and professional Property Manager to join our team in Letchworth.
The Property Manager will be responsible for overseeing a portfolio of residential properties and will act as the main point of contact for both landlords and tenants. The role involves managing the day-to-day running of properties and ensuring a high level of service throughout the tenancy.
Key responsibilities will include:
- Managing a portfolio of residential properties from tenancy commencement through to renewal and check-out.
- Acting as the primary point of contact for landlords and tenants, dealing with enquiries and resolving issues promptly and professionally.
- Arranging and conducting property inspections and preparing reports for landlords.
- Coordinating maintenance, repairs and contractors, ensuring issues are dealt with efficiently and keeping landlords and tenants informed.
- Ensuring properties and tenancies remain compliant with relevant legal, regulatory and safety requirements.
- Managing tenancy renewals, rent reviews, check-ins and check-outs.
- Monitoring rent payments and arrears and taking appropriate action where required.
- Preparing and maintaining accurate tenancy and property documentation.
- Keeping property records and compliance information up to date on the company’s systems.
- Working closely with colleagues across the sales and lettings teams to ensure a smooth and efficient service.
- Providing a consistently high level of customer service to landlords, tenants and contractors.
- Identifying and resolving problems proactively, while maintaining Charter Whyman’s professional standards and reputation.
The successful candidate will ideally have:
- Previous experience in residential property management or lettings.
- Strong knowledge of the residential lettings process and tenancy management.
- A good working knowledge of relevant housing legislation, regulations and compliance requirements.
- Excellent communication and customer service skills, with the ability to build strong relationships with landlords and tenants.
- The confidence to deal professionally with difficult or sensitive situations, complaints and disputes.
- Strong organisational and time-management skills, with the ability to manage multiple properties and competing priorities.
- Excellent attention to detail and a methodical approach to record-keeping and administration.
- Good problem-solving skills and a proactive, can-do approach.
- Experience using property management software, CRM systems, spreadsheets, email and other standard office technology.
- The ability to work independently while also being a strong team player.
- A professional, honest and reliable approach that reflects Charter Whyman’s values of honesty, integrity and professionalism.
- A results-driven attitude and a genuine commitment to delivering excellent service.
- ARLA/Propertymark or equivalent industry qualifications would be an advantage.
- A full driving licence and the ability to travel locally for property inspections and visits.
