The Contracts Manager is responsible for overseeing all contractual and commercial aspects of construction projects from tender award through to project completion and final account settlement.
The role ensures that contracts are properly administered, commercial risks are effectively managed, contractual obligations are fulfilled, and the company's commercial interests are protected while supporting the successful delivery of projects.
Key Responsibilities
- Review, negotiate, prepare, and administer contracts with clients, consultants, subcontractors, and suppliers.
- Provide contractual advice and support to project teams on contract interpretation, obligations, entitlements, and compliance.
- Manage all commercial matters relating to construction projects, including cost control, variations, claims, extension of time submissions, payment applications, and final accounts.
- Identify, assess, and mitigate contractual and commercial risks throughout the project lifecycle.
- Review tender documents, identify contractual risks, and provide commercial input during tender submissions.
- Prepare, review, and negotiate subcontract agreements and monitor subcontractor performance and compliance.
- Ensure timely submission of contractual notices, claims, and correspondence in accordance with contract requirements.
- Lead negotiations on contractual matters with clients, consultants, subcontractors, and suppliers.
- Resolve contractual issues and disputes through negotiation and work with legal advisors where necessary.
- Monitor project budgets, cash flow, and commercial performance to achieve profitability targets.
- Ensure compliance with applicable laws, contractual requirements, company policies, and industry standards.
- Maintain accurate contract records and documentation throughout the project lifecycle.
- Work closely with project managers, quantity surveyors, procurement teams, and site personnel to support successful project delivery.
- Mentor and guide junior commercial and contracts staff, promoting best practices in contract administration and commercial management.
- Prepare commercial reports and provide regular updates to senior management on project performance, contractual risks, and financial status.
- Support project close-out activities, including final account negotiations, contract completion, and release of retention and performance securities.
Requirements
- Bachelor's Degree in Quantity Surveying, Construction Management, Civil Engineering, Law, or a related discipline.
- Minimum 8 years of relevant experience in contract and commercial management within the construction industry.
- Strong knowledge of construction contracts, contract administration, procurement, commercial management, and dispute resolution.
- Excellent negotiation, analytical, communication, and leadership skills.
- Ability to manage multiple projects, work under pressure, and meet deadlines.
- Proficient in Microsoft Office and commercial/project management software.
