Location: London-based client sites (majority of time in London) with occasional home working with optional access to our Adderbury office

About LCMB

LCMB is a specialist building performance consultancy advising high-profile organisations on estates strategy, FM transformation, net zero delivery and major capital programmes. We are expanding our consultancy team and are looking for a rounded FM professional with good working knowledge across both hard and soft services, who can support client-facing advisory work and develop their skills within a consultancy environment.

The initial focus of the role will be varied London-based estates, supporting clients across both technical and soft service environments, with the opportunity to contribute to wider national commissions as the role develops. This is a consultancy position. You will act as the client’s adviser rather than running day-to-day operations, but you must understand how services perform in live environments and how to improve them.

The role

You will support clients as a trusted FM adviser across both hard and soft services, helping to translate good practice into practical, deliverable improvement across live environments while contributing to identifying where LCMB can add further value. Your work will include:

  • Hard FM advisory including asset management, planned maintenance and statutory compliance
  • Soft FM advisory covering services such as cleaning, waste management, catering, security and helpdesk functions
  • Statutory compliance and assurance
  • Procurement and contract strategy
  • Service performance, risk and value for money
  • Mobilisation and transformation programmes

Alongside delivery, you will support account development and contribute to identifying new opportunities for LCMB.

What you will be doing

  • Supporting FM advisory commissions across both hard and soft service environments
  • Supporting the Senior FM Consultant and his team
  • Advising on the structure, packaging and management of integrated FM services
  • Establishing compliance, asset and performance baselines
  • Reviewing outsourced, in-house and hybrid delivery models
  • Developing phased implementation plans
  • Identifying opportunities to improve service performance, user experience and value for money across hard and soft FM
  • Supporting procurement and service mobilisation
  • Building strong working relationships with client contacts and FM service providers
  • Identifying opportunities for further support and converting these into commissions
  • Contributing to proposals, scope definition and fee development

About you

You will be able to demonstrate:

  • A solid working knowledge of both hard and soft FM services in operational environments
  • Practical experience across a range of soft FM services and an understanding of how these interact with technical delivery and user outcomes
  • Knowledge of UK statutory compliance and FM market practice
  • Experience improving service performance, not just administering contracts
  • A practical mindset with the ability to translate good practice into clear, actionable recommendations
  • The ability to work effectively with both technical teams and client contacts at different levels of an organisation
  • An awareness of commercial drivers and the confidence to discuss service scope and outcomes with clients
  • Some experience of working in a client-facing role, or on the client or provider side within an FM environment
  • A consultancy mindset and a willingness to develop business development skills as the role progresses
  • A relevant degree or equivalent practical experience is welcomed. Working towards professional membership (IWFM, RICS or similar) is an advantage.
