The Business Development Manager is responsible for generating, qualifying and closing new commercial interior projects for Layrd Design Ltd. This role owns the sales process from identifying prospects and building relationships, through to proposal coordination, negotiation and sales closure before handover to the delivery teams. They work closely with the CEO, Sector heads, marketing and the design/delivery teams. This is a relationship-driven role focused on long-cycle, high-value projects, not transactional selling.
Core Responsibilities
- Lead Generation & Opportunity Creation
- Identify and pursue new opportunities in:
- Gyms & fitness operators
- Office & workplace
- Restaurants, cafés & hospitality brands
- Retail
- Sports Stadia
- Build target lists (developers, operators, landlords, franchise groups, architects).
- Outreach Campaigns
- Networking and Event contributions
- Track all leads and activity in a CRM
- Develop long-term relationships with:
- Property developers
- Gym chains & fitness brands
- Architects & consultants
- Hospitality groups
- Run initial discovery calls and meetings alongside lead designers and sector heads
- Qualify projects (budget, timeline, decision-makers, fit).
- Coordinate internally with:
- CEO (for strategy & key pitches)
- Designers (for concept alignment)
- Estimating / delivery teams (for feasibility)
- Assist in preparing proposals, presentations, and bid responses.
- Lead initial conversations and presentations with prospects
- Manage follow-ups and deal ‘cadence’ through negotiations and final closure and contracting.
What we are looking for in you:
- 3–7+ years in B2B sales or business development
- Sales Background in one or more of:
- Design & build
- Commercial interiors
- Construction
- Architecture / engineering services
- Fit-out or facilities services
- Comfortable and resilient, selling £100k–£5m+ projects with long sales cycles
