Responsibilities for this Conveyancing Assistant role:
- Handling inquiries from clients, solicitors, lenders, and estate agents.
- Providing clients with updates and tracking the progress of matters.
- Opening and closing files within the case management system.
- Ensuring compliance with AML, quality standards, and SRA and CQS regulations.
- Performing general administrative duties.
- Preparing and submitting client quotes and drafting completion statements.
- Reviewing mortgage offers and drafting reports under supervision.
- Conducting online searches.
- Familiarity with leasehold transactions.
- Ability to prepare apportionment statements for leasehold properties.
- Reviewing and reporting on searches with guidance.
- Progressing towards checking freehold titles and raising inquiries with supervision.
- Using the Land Registry portal to submit registrations, respond to requisitions, and order official copies, leases, and title plans.
- Calculating Stamp Duty Land Tax and submitting applications.
- Preparing and submitting invoices, receipts, and payments to the finance department.
- Providing occasional reception coverage.
