The Role

We are seeking an experienced and professional Clerk of Works to join our Development Team during an exciting period of growth. This key role supports the successful delivery of high-quality new homes, ensuring that our developments meet the highest standards of workmanship, compliance, and customer experience. As Clerk of Works, you will lead on-site quality assurance across live development projects, ensuring construction works are delivered in accordance with contract documentation, building regulations, and recognised industry standards. You will play a vital role in identifying defects early, promoting best practice, and supporting project teams to achieve right-first-time outcomes. You will work collaboratively with site and project teams while maintaining professional independence, acting as a visible ambassador for the organisation and championing quality, safety, and excellence on site.

Key Responsibilities

  • Lead on quality inspections across new-build developments, ensuring full compliance with drawings, specifications, contracts, and regulatory requirements.
  • Identify, report, and support the resolution of defects, non-compliance, or workmanship issues in a timely and constructive manner.
  • Maintain accurate and detailed site records, including inspection reports and photographic evidence.
  • Carry out thorough pre-handover, end-of-defects, and aftercare inspections, ensuring all issues are closed out prior to retention release.
  • Build effective working relationships with contractors, consultants, and internal colleagues to promote quality, consistency, and best practice.
  • Promote health and safety compliance on site, escalating concerns where necessary.
  • Provide technical advice and quality input to the wider Development Team.

About You

You will be an experienced Clerk of Works or site inspection professional with a strong background in new-build housing. You will combine excellent technical knowledge with a collaborative, team-focused approach and the confidence to challenge standards appropriately.

Essential Requirements

  • Minimum three years' experience as a Clerk of Works or in a similar site inspection role within housing, primarily new build.
  • At least five years' experience within the construction or building industry.
  • LICWCI membership or registration for a qualification at this level with a recognised professional institute.
  • Excellent communication skills, both written and verbal.
  • Demonstrable ability to build strong, collaborative working relationships with site teams, project teams, contractors, and consultants.
  • A team-focused approach, working proactively and cooperatively to support shared project outcomes while constructively challenging standards where required.
  • Strong organisational skills with the ability to manage workload, priorities, and deadlines effectively.
  • Willingness to travel between sites across the East Midlands.
  • Good digital and ICT skills.
