A highly successful Slough based independent Estate & Letting agency are looking to recruit an experienced Property Manager to support their growing lettings portfolio. You must have previous strong working experience in residential lettings Property Management. For this position, you will need an understanding of letting processes, have outstanding organisational and administrative skills and be confident in dealing with Landlords, tenants, suppliers and other members of the team.
THE ROLE
- Overseeing Property Management.
- Building and maintaining strong long-term relationships with our landlords and tenants.
- Remaining up to date with relevant legislation and ensuring compliance. Obtaining EPC’s, Gas Certs and EICRs.
- Tenancy management and progression.
- Serving Legal notices.
- Renewing rental guarantee insurance policies.
- Receive notices to vacate from tenants, update landlords, instruct Inventory clerks, advise lettings team to market for rental.
- Costing of deductions from deposits, negotiating with tenants and preparing when necessary, evidence to submit to the Deposit Resolution Service.
- Monitoring monthly rental payments, arrears and setting up repayment plans.
- Negotiating renewals.
- Arrange maintenance repairs/quotes and deal within a timely manner.
- Carry out interim property visits and reports.
- Manage tenancy issues.
- Out of hours support for emergency issues on a rota basis.
REQUIREMENTS:
- Experience in property management.
- Full driving licence and have your own car.
- Good problem solving and organisational skills.
- Strong negotiation and communication skills.
- Good telephone manner.
- Team player and the ability to work using own initiative.
- Hard working and dedicated individual with a strong work ethic.
- Can do attitude, with a determination to solve problems in an efficient and timely manner.
What’s on offer:
