We are seeking an experienced, hands-on Facilities Manager to oversee all planned, reactive, and proactive maintenance across a diverse multi-site leisure and hospitality estate currently 26 venues across the UK, with one in Germany and two in the Republic of Ireland.
This Facilities Manager will ensure all venues operate safely, efficiently, and to brand standard, balancing commercial control with operational excellence. The role includes management of PPMs, contractor performance, compliance, and asset lifecycle planning, while supporting new site openings and refurbishments alongside the Construction and Operations teams. This is not a Monday - Friday role, we are a 7 day operation so you will be required to also work weekends.
Key responsibilities include:
- Estate Maintenance & Compliance
- Oversee all Planned Preventative Maintenance (PPM) schedules across the group, ensuring legal compliance and minimal downtime.
- Manage reactive and proactive maintenance, ensuring swift and cost-effective resolutions.
- Ensure statutory testing and certification are up to date (fire, electrical, gas, water hygiene, asbestos, etc.).
- Maintain detailed maintenance records and ensure compliance with Health & Safety legislation across the UK, ROI, and Germany.
- Systems & Administration
- Administer and optimise the facilities management platform (Expansive, ProNett, or equivalent), ensuring all works are logged, tracked, and closed efficiently.
- Monitor and report on SLA performance, spend, and outstanding works through the system.
- Support site teams with correct use of the platform, providing training where required.
- Produce regular management reports on PPM compliance, open jobs, spend trends, and contractor performance.
- Contractor & Supplier Management
- Lead the tendering, onboarding, and ongoing management of key maintenance suppliers and contractors.
- Negotiate commercial terms and ensure best-value outcomes.
- Conduct periodic performance reviews and maintain strong supplier relationships to ensure service reliability.
- Operational Support & Projects
- Provide technical advice and support to Operations and General Managers for maintenance issues and small works.
- Collaborate with the Construction and Property teams on refurbishments, fit-outs, and asset replacements.
- Input into design and specification reviews for maintainability and cost efficiency.
- Support energy efficiency and sustainability initiatives across the estate.
- Financial Management
- Manage the facilities and maintenance budgets, tracking spend against forecast.
- Identify opportunities for cost reduction through better procurement or asset lifecycle planning.
- Approve and reconcile invoices via the FM system in line with company policy.
To be a success with Lane7, you'll:
- Have proven experience as a Facilities Manager in a multi-site environment (hospitality, retail, or leisure preferred).
- Strong understanding of PPM programmes, compliance obligations, and building systems (HVAC, electrical, plumbing, fire, etc.).
- Competence in FM systems such as Expansive, ProNett, or similar (mandatory).
- Have excellent organisational and reporting skills, with an analytical and commercial mindset.
- Ability to manage multiple stakeholders and priorities across geographies.
- Have strong communication skills, able to influence senior leaders and contractors alike.
- IOSH or NEBOSH qualification desirable.
- Willingness to travel regularly across the UK and occasionally to Ireland and Germany (Expectations to be out on site 2-3 times a week).
